Overview
An exciting opportunity has arisen for a Class 3 Registered Building Inspector to take on the role of Design & Compliance Manager within a leading multidisciplinary contractor’s Building Refurbishment Division.
Who We’re Looking For
We are seeking an experienced professional with a proven track record in complex refurbishment projects, including high-rise, retrofit, and listed buildings. Reporting to the Construction Manager, you’ll possess a detailed understanding of Building Regulations, the Building Safety Act, and PAS 2035/2038 standards, ensuring full compliance, safety, and quality throughout all design and delivery stages.
With exceptional attention to detail, you will confidently interpret legislation, contracts, and technical documentation. A proactive mindset will enable you to identify risks early, implement practical solutions, and develop robust processes that ensure successful project outcomes. Strong organisational and communication skills are essential, as you’ll manage competing priorities while maintaining alignment with compliance and design excellence.
You’ll also coordinate architects, engineers, and specialist consultants, ensuring designs meet current legislation, contractual obligations, and client expectations. By leading reviews, approvals, and compliance checks, you’ll help deliver efficient, high-quality outcomes that maintain both design integrity and regulatory assurance.
Collaboration and leadership will be key to your success. You’ll act as a trusted advisor to project teams, providing clear guidance, mentoring colleagues, and promoting continuous improvement across the business.
Key Responsibilities
* Provide advice, support, and mentorship to internal teams, fostering a culture of best practice, teamwork, and professional integrity.
* Lead on Design & Compliance throughout procurement, construction, and handover, ensuring alignment with statutory and regulatory frameworks (e.g., Building Safety Act, Gateway requirements, PAS 2035).
* Review tender and design documents to identify compliance, contractual, and design risks, advising pre-construction and delivery teams on mitigation strategies.
* Manage Gateway 2 and Gateway 3 submissions, ensuring all evidence and compliance requirements are fully met.
* Oversee refurbishment projects from feasibility to completion, embedding compliance, safety, and design integrity at every stage.
* Collaborate with Health & Safety, Commercial, and Delivery teams to assess design risks, programme impacts, and safe systems of work.
* Coordinate architects, engineers, and specialist consultants to ensure all designs meet legislative, regulatory, and client standards.
* Lead design reviews, risk workshops, and technical approvals, ensuring buildability, sustainability, and compliance.
* Build and maintain strong client relationships, supporting business development and negotiating new opportunities.
* Develop and maintain standardised internal procedures, compliance checklists, and best practice guidance, particularly for refurbishment, high-risk, and heritage projects.
