Conveyancer

Sunderland (This role can be based in Sunderland or Jarrow depending on candidates preference)

£35,000 - £45,000 per annum

Leading firm looking to recruit an experienced Residential Conveyancer to lead a Conveyancing department this role will have full support via various assistants.

Job Description

The Conveyancer undertakes a broad range of legal activities associated with the transfer of property ownership. This role involves managing the conveyancing process from initial instruction through to completion, ensuring compliance with legal requirements and providing clear communication to clients and relevant stakeholders. The Conveyancer acts with a high degree of professionalism and attention to detail, working efficiently within established procedures to deliver timely and effective service.

Key Duties and Responsibilities

Manage and progress conveyancing transactions including residential and commercial property sales and purchases.
Prepare, review and exchange contracts, ensuring all documentation is accurate and compliant with current legislation and regulations.
Conduct thorough property searches and investigations, including local authority, environmental and drainage searches.
Liaise with clients, estate agents, mortgage lenders, surveyors and other relevant parties to facilitate a smooth transaction process.
Ensure all financial aspects are handled appropriately, including receipt and accounting of deposits and completion monies.
Provide clear and timely updates to clients throughout the conveyancing process, addressing queries and concerns professionally.
Identify and resolve potential issues or delays proactively to ensure timely completion.
Maintain accurate records and case files in accordance with firm policies and regulatory requirements.
Comply with all relevant regulatory and compliance obligations, including anti-money laundering and data protection legislation.
Participate in continuous professional development to maintain up-to-date knowledge of conveyancing law and practise.

Required Qualifications

Recognised qualification in conveyancing, such as a Certificate in Conveyancing Practise or equivalent.
Membership of an appropriate professional body is desirable but not mandatory.

Education

GCSEs or equivalent qualifications in English and Mathematics.
Further legal education or vocational qualifications relevant to conveyancing advantageous.

Experience

Proven experience in residential and/or commercial conveyancing within a legal practise or conveyancing firm.
Experience preparing legal documents, managing case files, and handling client communication.
Familiarity with property searches, mortgage transactions and contract exchanges.

Knowledge and Skills

Strong knowledge of property law, conveyancing procedures and relevant legislation.
Excellent attention to detail and accuracy in documentation and record keeping.
Effective communication and interpersonal skills to liaise clearly and professionally with clients and third parties.
Ability to manage multiple cases simultaneously and prioritise workload efficiently.
Proficiency in using conveyancing software and standard office IT applications.
Strong organisational and time management skills.
Ability to work independently as well as part of a team.

Preferred Qualifications

Experience with both residential and commercial conveyancing transactions.
Professional qualification or membership with the Council for Licenced Conveyancers or the Law Society Conveyancing Quality Scheme.
Familiarity with electronic conveyancing platforms and online registration systems.

Working Conditions

Based primarily in an office environment within Sunderland, Tyne and Wear.
Full-time working hours, typically Monday to Friday.
Occasional requirement to attend client meetings or external appointments.
Use of standard office equipment, computers and conveyancing software.
Work involves periods of concentration on detailed legal documentation and compliance requirements.
