Reporting to the Head of Commercial, you will be responsible for managing costs relating to residential developments, with the focus being to minimise costs on projects whilst still achieving the required standards and quality. In this role you will be involved from inception, right through to completion. This will include budget control, procurement of sub-contractors, arranging valuation reports, and providing support to the commercial and site teams.
You will be dedicated to building excellence through efficient and value-based procurement programs.
Manage, forecast, and control build costs across developments, including subcontract procurement, valuations, and payments in line with company procedures.
Contribute to design development to ensure schemes remain within budget, producing accurate cost plans and site start budgets for construction and sales launch.
Lead tendering and procurement of subcontract trades, managing payment processes and supporting performance reviews with site teams.
Maintain robust budget control throughout the project lifecycle, managing variations, contingencies, and approvals to prevent cost overruns.
Apply up-to-date knowledge of construction methods, materials, regulations, and NHBC/LABC requirements to support compliant and cost-effective delivery.
Prepare and present regular commercial reports (weekly, monthly, quarterly) and attend management and departmental meetings as required.
What you will bringExperience as a Quantity Surveyor in house building, with strong knowledge of QS practices, contracts, cost control, procurement, and valuations.
Highly numerate with excellent attention to detail, able to prepare, analyse, and present budgets, valuations, and commercial data accurately.
Sound understanding of materials, construction methods, regulations, and NHBC/LABC requirements, with awareness of procurement and cost estimation.
Strong interpersonal and communication skills, confident working independently or collaboratively and managing external relationships.
Calm, professional, and solutions-focused, with the ability to support dispute resolution and perform under pressure.
Organised, self-motivated, and proactive, with strong IT skills and the ability to take ownership of projects.
