Job Summary

Rhode Island School of Design (RISD) seeks a Project Manager to join its Facilities Department. This is an exciting opportunity for a skilled candidate to assist in the administration of building/construction contracts, ensuring alignment with strategic priorities of the college.

Facilities supports RISD’s mission by maintaining a safe and sustainable campus through planning, construction services, building operations, careful management of resources and respectful personal interaction with the entire RISD community.

The Project Manager is responsible for all phases of a building/construction projects (i.e.: predesign, design, construction and post construction) by monitoring the day-to-day progress and activities of the required consultants, contractors, and vendors. With a lens of inclusivity and in alignment with the College’s strategic initiatives, The Project Manager directly manages projects. This position is responsible for monitoring the start, middle, end and post completion of the process and being in the field daily tracking the construction phase of a project and its components.

The Project Manager needs to be involved and knowledgeable about the scope and mission of projects to endeavor to protect the College against defects and deficiencies in the work provided by the design/construction team.

Essential Functions:

  • Assist in the administration of building/construction contracts, ensuring alignment with strategic priorities of the college related to financial, SEI, and other initiatives. Ensure that design and construction contracts are in place and in conformance with the advice of the College’s attorneys.

  • Prepare and monitor project budgets. Prepare status reports for projects as requested.

  • Manage the development of project program and scope as requested by users, and as modified by budget constraints whenever practical. Work with members of the RISD community to plan and budget projects and to help foster and build a respectful and inclusive environment. Review project documentation including the design teams plans and specification, and contractor submittals to ensure compliance with the intent of the project and RISD standards.

  • Perform on-site observations of the progress and quality of the work as may be necessary to be sure it is being completed and performed as required. Monitor the team’s schedules to complete the work as agreed. Receive and review requests from the team such that internal responses do not delay the progress of the work. Receive and respond to requests from the contractors as well as the College.

    Ensure project completion and 100% transfer to College.

  • Attend meetings and report on the proceedings as required. Attend Construction Coordination meetings.

  • Maintain records and manage the progress of the work for application for payments, requests for additional services, and disputes. Review applications for payment and make recommendations to the director.

  • Required Knowledge/Skills/

    Experience:

  • Excellent interpersonal communication skills required, including the knowledge and skill to engage across a wide variety of individual differences and identities through meaningful interactions characterized by respect, mutual understanding, and reciprocity.

  • Representative for general construction or facility management.

  • Experience with bidding and contracting for construction services.

  • Knowledge in the performance of the construction industry and the regulatory agents affecting the design and construction of buildings, along with a broad understanding of the design and construction industry.

  • Experience with CAD and the ability to work with CAD to modify and maintain drawings.

  • Previous supervisory experience required.

  • Experience and knowledge of computers and project scheduling, spreadsheet, and word processing software.

  • Valid driver’s license preferred.

  • Bachelor’s degree or equivalent combination of education and experience.
