Location: Dunecht

Working Hours: Monday to Friday 07:30 to 16:00 (40 hours per week)

Remuneration: Competitive salary, commensurate with experience

Overview

Dunecht Estates is a diverse rural property-based business extending over 50,000 acres in Aberdeenshire and Kincardineshire in the North East of Scotland. The business interests include let houses, farming (in hand and let farms), forestry, field sports, minerals commercial lets, and tourism (Dunnottar Castle and short‑term holiday lets). Dunecht Estates are owned by The Hon. Charles Pearson and his son, George Pearson.

The Estates are managed centrally from the Estates Office in Dunecht village; the in‑house management team operates from this office. The Estate also employs maintenance staff, housekeeping staff, foresters, gamekeepers, ghillies, farm workers and tourism staff, bringing the total number of full‑time employees to circa 50.

As the Maintenance Manager / Clerk of Works you will be based in our Estate Office at Dunecht where you will report to the Estates Surveyor to ensure the safe and efficient completion of both planned and reactive maintenance and repairs across the whole property portfolio. You will also work closely alongside other departments that are key to our success, including our Property Manager, Finance Team and Head of Rural Enterprises.

Key Responsibilities and Tasks
  • Team Management
    :
    Daily instruction, management and supervision of in‑house tradesmen and external contractors. This role is currently being fulfilled by the Estates Surveyor and there will be a phased handover over a period of months.
  • Property Maintenance
    :
    Promptly respond to repairs and maintenance issues reported by tenants of residential or agricultural properties in addition to issues at in‑hand properties.
  • Quality Control
    :
    Promote and ensure high standards of maintenance and repair work; ensure all works are undertaken in accordance with regulatory requirements.
  • Property & Infrastructure Inspection
    :
    Undertake periodic inspections of residential properties, agricultural properties and associated infrastructure (including bridges, roads, and private water supplies) and action any rectification work or improvements.
  • Strategic Improvements
    :
    Work alongside the Estates Surveyor to develop and implement short‑, medium‑ and long‑term strategies for key improvements to the property portfolio including window replacements, private water supply upgrades and property refurbishment.
  • Project Oversight
    :
    Supervise repair, maintenance and improvements to ensure work is completed to a high standard and in compliance with the specification.
  • Progress Reporting
    :
    Maintain clear records of work progress and provide regular updates to colleagues as necessary on timescales, costs and variations.
  • Cost Control
    :
    Monitor works against approved budgets and ensure costs are robustly controlled and managed.
  • Health & Safety Compliance
    :
    Uphold safety standards across all works and ensure compliance with all relevant health and safety legislation and Estate policies.
  • Cross‑Department Collaboration
    :
    Work closely with heads of departments including estates, farming, events, residential, and hospitality to support safe and efficient operations.
  • Continuous Improvement
    :
    Keep abreast of changes in legislation and best practice and recommend improvements accordingly.
Required Skills and Experience
  • Proven experience in the construction sector specifically in respect of repairs, refurbishment and alterations.
  • Excellent communication skills combined with supervisory experience of tradesmen.
  • Computer literate with a full working knowledge of Microsoft Office packages.
  • Ability to prioritise a varied workload, and that of others, combined with a diligent and dependable approach to professional work.
  • Excellent organisational skills and attention to detail.
  • A valid UK driving licence and willingness to travel across the estate.
  • Strong experience of dealing with tenants, stakeholders and contractors; experience working in a fast‑paced environment where professionalism and flexibility is essential.
  • High organisation, solutions‑based approach, excellent time‑management skills and good working knowledge of Microsoft Word, Excel, Outlook.
