Pre-Development Design Engineer - Build

Position: Pre-Development Design Engineer - New Build Housing (Permanent)
Are you an experienced Pre-Development Design Engineer with a background in New Build Housing?

Approach Personnel are proud to be partnered with a family owned, regional developer, who are currently on the look out for a Pre-Development Design Engineer to join them on a permanent basis out of their office in Warrington. In the position, you will play a crucial role in taking land from early feasibility through to a consentable, technically sound design.

What are we looking for?

* Proven experience in a similar role, ideally within a multi-disciplinary environment.

* Strong understanding of Sectionand Section 104 agreements.

* Familiarity with relevant Building Regulations, British Standards, and local authority requirements.

* Experience delivering projects from concept to completion, including calculations, drawings, and technical specifications.

Key Responsibilities:

* Prepare pre-development stage designs for roads and sewers, groundworks, and cut/fill strategies.

* Prepare and submit Roads and Sewers designs to statutory undertakers for pre-development Sectionand Section 104 enquiries.

* Liaise with external consultants to procure Site Investigation Reports, Foundation Designs, and Remediation Strategies.

* Provide the Commercial and Estimating teams with pre-development highways, drainage, foundation, and cut & fill designs to support land bids.

* Work collaboratively with the Architectural and Land teams to obtain consultant fee proposals for planning applications, ensuring all associated reports are produced and delivered on schedule.

* Review agreed specifications, ensuring all works are constructed in accordance with design drawings and delivered within budget.
