We’re looking for an experienced residential property conveyancing paralegal to join our friendly and busy Aberdeen team

The role

We’re looking for a qualified solicitor to provide transactional conveyancing support to Line Managers and manage delegated case load of residential purchase/sale, transfer of title, re-mortgage and executry transactions for new and existing clients.

Key Responsibilities and Tasks

Possesses excellent attention to detail and can demonstrate a commercial and practical approach to problem-solving skills;

Genuine interest and enthusiasm for property work and can demonstrate technical understanding of residential property law;

Excellent communication and drafting skills;

Manage own caseload of purchase/sale transactions, transfer of title, re-mortgage and executry transactions;

To maintain accurate records/files;

Providing assistance to Line Managers on delegated property transactions;

A willingness to learn and a keen interest to develop an understanding of wider property related issues.

Provide direct cover for settlements and ongoing transaction work for Line Managers,

Solicitor and paralegals within team during periods of absence and holiday cover;

Comfortable working to deadlines in a challenging environment and be able to collaborate as part of a team;

Effective time management abilities to handle multiple tasks efficiently.

Financial and Management Reporting

Take responsibility for accurate time recording;

Review monthly WIP reports and credit/debit balances and action accordingly;

Risk and Controls

Must be able to manage own caseload and with minimum supervision of day-to-day tasks;

Must possess strong organisational and administrative skills;

An ability to identify risks/transactional issues and to seek guidance from Line Managers;

The ability to identify problems seek guidance from Line Managers for resolution;

Possess an awareness of Professional Practice Rules relating to transactional work such as conflict of interest and accounts rules

Takes responsibility for ensuring compliance at all times on own case files to include the issue of Letters of Engagement, AML checks and accurate risk assessments.

Decision Making Authority and Accountability

Arranging for new files to be opened where required and ensuring compliance with AML requirements

Negotiate missives to satisfactory conclusion and report to Line Manager for guidance (as may be required) and sign-off;

Carry out detailed title examination and reporting to clients;

Preparation and reviewing legal documents related to property transactions;

Conducting property searches of all types;

Prepare completion statements and invoices for client & Line Manager approval;

Preparation and submission of LBTT returns;

Meeting with clients to deal with sign off documentation;

Updating of transactional requirements on lender panels LMS/Lender Exchange and reporting to Line Managers for submission of CoT;

Preparation and submission of Land Register applications;

Closing of files and tidy up of WIP, credit and debit balances post completion.

Primary Interfaces

Line Managers;
Partners and Fee earners in Private Client

External estate agents and surveyors as required;

Central Services to include Billing, Credit Control, Cashroom

Registers of Scotland, Revenue Scotland, LMS/Lender Exchange portals, Stewart Title/DUAL Asset, SEPA, First Scottish Searching Services
