This position will be full‑time at Sunrise Bay
, located in Galloway Township, NJ. Responsible for executing maintenance requests by diagnosing problems and making repairs to maintain the physical condition of the community according to operating and safety standards, and to ensure service requests and repairs are made in a timely manner.

- Perform basic repairs and maintenance in HVAC, electrical, major appliances, plumbing, carpentry, building maintenance, emergency systems, flooring, hardware accessories, masonry, and painting/wallpaper.
- Diagnose and perform basic repairs and maintenance in all listed areas, ensuring timely completion.
- Assist Tech 3 and support turn responsibilities.
- Complete assigned service requests and repairs according to company standards and schedules.
- Organize and prioritize service requests and general maintenance tasks.
- Perform turnkey work as directed by the maintenance manager.
- Maintain company customer service standards, respond to resident requests, and resolve issues promptly.
- Apply all applicable policies and procedures, promote safe work practices, and ensure compliance with all federal, state and local laws, including Fair Housing regulations.
- All other tasks or duties as assigned by the supervisor.
- May supervise work of other associates and outside contractors.
- Maintain professional appearance and dress code.
- Education:
High School diploma or equivalent (GED) preferred. - Experience:
2+ years of industry experience.
- Read/understand written English, maintenance tickets, and labels on cleaning and chemical supplies.
- Perform basic arithmetic (measurement, addition, subtraction, multiplication, division).
- Operate general office equipment (PC, phone, copier, fax).
- Frequently use general maintenance tools and equipment (hand tools, pressure washers, paint equipment, pool chemicals, ladders, landscaping equipment, sandblasters, safety equipment).
- Operate chemicals and cleaning supplies safely.
- Transport up to 60 pounds; operate motorized vehicles (car, truck, van, golf cart).
- Stand, walk, stoop, kneel, crawl, climb stairs/ladders as needed.
- Valid driver's license and automobile insurance.
- Lift certification (pass within 6 months of hire).
- Training certification in HVAC, electrical, or entry level trades for residential sites.
- Class A license, additional certification available within 24 months.
- Participate in Emergency On‑Call rotation for the property.
- Live within a 45‑minute drive of the community.
- Schedule is based on business needs and may change.
- May be asked to perform the work of a Maintenance Technician I.
