Senior Accountant

Job Summary

We are seeking a highly experienced and detail-oriented Senior Accountant to oversee the accounting and financial reporting functions within our real estate business. The ideal candidate will have strong expertise in full-cycle accounting, financial reporting, property and project accounting, and regulatory compliance.

• Manage the complete accounting cycle for real estate projects, property investments, and corporate entities.
• Prepare and finalize monthly, quarterly, and annual financial statements, including Trial Balance, Profit & Loss Statement, Balance Sheet, and Cash Flow Statement.
• Ensure timely month-end, quarter-end, and year-end closing activities.
• Maintain accurate books of accounts in compliance with IFRS and applicable local regulations.
• Prepare management reports, financial analysis, and variance reports for senior management.
• Record and monitor project costs, construction expenses, land acquisition costs, and development expenditures.
• Maintain project-wise cost allocations and monitor budget utilization.
• Account for property sales, customer collections, escrow accounts, and revenue recognition in accordance with applicable accounting standards.
• Reconcile project-related transactions, contractor payments, retention amounts, and customer receivables.
• Monitor fixed assets, investment properties, and depreciation schedules.
• Review and reconcile bank accounts, general ledger accounts, intercompany balances, and project accounts.
• Monitor accounts payable and receivable to ensure timely collections and vendor payments.
• Review journal entries and supporting documentation to ensure accuracy and completeness.
• Ensure proper expense classification, cost allocation, and accounting treatment.
• Ensure compliance with company policies, accounting standards (IFRS), VAT, corporate tax, and other applicable regulatory requirements.
• Prepare audit schedules and supporting documents for internal and external audits.
• Coordinate with auditors, tax consultants, banks, and regulatory authorities.
• Strengthen internal controls and recommend process improvements to enhance operational efficiency.
• Assist in the preparation of annual budgets, project budgets, forecasts, and cash flow projections.
• Monitor project cash flows and working capital requirements.
• Provide financial analysis and business insights to support strategic decision-making.

• Bachelor's degree in Accounting, Finance, or a related discipline.
• Professional qualification such as ACCA, CPA, CA, or CMA will be an added advantage.
• 5–8 years of relevant accounting experience, preferably within the real estate, property development, construction, or property investment sector.
• Strong knowledge of IFRS, financial reporting, project accounting, and revenue recognition.
• Hands‑on experience managing a full set of accounts, trial balance, and financial statement preparation.
• Experience in project costing, property accounting, and cost control is preferred.
• Strong understanding of VAT, corporate tax, and statutory compliance.
• Experience supervising junior accounting staff.
• Proficiency in ERP/accounting software such as SAP, Oracle, Microsoft Dynamics, Tally, or similar systems.
• Advanced Microsoft Excel skills with strong analytical and problem‑solving abilities.
• Excellent communication, organizational, and time management skills.
• Ability to work independently, prioritize multiple tasks, and meet strict reporting deadlines.
