Job Description:

AHS, a distinguished luxury real estate developer, is seeking a Senior Quantity Surveyor (QS) to join our expert team. This role is critical in managing the commercial and contractual aspects of high-end residential projects, ensuring value for money and effective cost control throughout the project lifecycle.

• Cost Management & Control:
  Prepare and manage accurate cost estimates, budgets, and forecasts for luxury residential projects.
• Contract Administration:
  Review, prepare, and negotiate construction contracts, variations, and claims while ensuring compliance with legal and company policies.
• Procurement & Tendering:
  Manage the tender process, evaluate bids, and select suppliers and subcontractors to ensure best value and quality.

  Collaboration:
  
  Work closely with project managers, architects, engineers, and other stakeholders to monitor project progress and costs, providing timely advice to avoid overruns.
• Reporting:
  Prepare regular financial reports and cost analyses for senior management and stakeholders.
• Risk Management:
  
  Identify potential commercial risks and develop mitigation strategies to protect company interests.
• Compliance:
  Ensure all quantity surveying activities adhere to relevant standards, legislation, and company policies.
• Continuous Improvement:
  Promote best practices and continuous improvements in quantity surveying processes and systems.

• Bachelor’s degree in quantity surveying, Construction Management, or related field; MRICS or equivalent is mandatory.
• Minimum of 15 years experience as a Quantity Surveyor in luxury residential or high-end real estate development projects.
• Strong knowledge of construction contracts, procurement processes, and cost control methodologies.
• Proven experience in contract negotiation, claims management, and dispute resolution.
• Excellent financial management and analytical skills.
• Stakeholder management capabilities.
• Ability to lead and mentor junior quantity surveyors.
• Proficiency in quantity surveying software and Microsoft Office.
