Job SummaryWe are seeking a skilled Mechanical BIM Modeler with experience in creating and managing detailed mechanical systems models using BIM technologies. The ideal candidate will be proficient in Revit, Navisworks, Dynamo BIM, and will have hands-on experience with BIM LOD ranging from LOD 100 to LOD 500. Familiarity with 4D and 5D BIM workflows for scheduling and cost estimation is also required.
You will be responsible for developing, coordinating, and maintaining mechanical BIM models across multiple stages of the project lifecycle, ensuring seamless integration with other systems and disciplines.
- Mechanical BIM Modeling & Development:
Develop and manage detailed 3D mechanical systems models using Revit for HVAC, plumbing, fire protection, and other mechanical systems. Ensure models meet project specifications, following LOD 100 to LOD 500 standards. - Model Coordination & Clash Detection:
Utilize Navisworks for model coordination, clash detection, and integration with architectural, structural, and electrical systems. Proactively identify and resolve coordination issues between disciplines to avoid conflicts during construction. - 4D & 5D BIM Integration:
Integrate 4D (scheduling) and 5D (cost estimation) BIM data into mechanical models, collaborating with project managers to align time and cost with the project schedule and budget. - Cobie Data Management:
Prepare and incorporate COBie data into mechanical models for facility management and asset tracking, ensuring data for building operations post-construction. - Dynamo BIM Scripting & Automation:
Use Dynamo BIM to automate repetitive tasks, streamline workflows, and improve model efficiency. Develop scripts to enhance data management and facilitate quick updates. - Quality Control & Model Integrity:
Perform regular quality checks to ensure models meet standards and are free from errors. Resolve data inconsistencies, design conflicts, or incomplete information. - Project Documentation & Reporting:
Maintain BIM model updates, clash reports, coordination meeting notes, and other project documentation. Ensure timely delivery to internal teams and external stakeholders. - Collaboration with Multidisciplinary Teams:
Work with electrical, structural, architectural teams to ensure seamless integration and participate in BIM coordination meetings. - BIM Execution & Implementation:
Assist in creating and executing the BIM execution plan, ensuring tasks align with timelines and client expectations. Follow best practices for data exchange and collaboration. - Ongoing Learning & Skill Development:
Stay up to date with BIM software updates and industry trends; participate in training to develop expertise in mechanical systems and BIM.
- Experience:
Minimum of 2 years in mechanical BIM modeling, with proficiency in Revit, Navisworks, Dynamo BIM, and related BIM tools. - Technical
Skills: - Strong experience with Revit for modeling mechanical systems (HVAC, plumbing, fire protection) from LOD 100 to LOD 500.
- Proficient in Navisworks for coordination and clash detection across disciplines.
- Experience with COBie data for facilities management and post-construction operations.
- Proficiency with Dynamo BIM for scripting and automating tasks within BIM models.
- Knowledge of 4D and 5D BIM processes.
- Education:
Bachelor’s degree in Mechanical Engineering, Architectural Engineering, or related field. Additional BIM-related certifications (e.g., Revit, Dynamo, Navisworks) are a plus.
- Strong knowledge of mechanical systems design and engineering principles.
- Excellent communication and teamwork skills to collaborate across disciplines.
- Detail-oriented with the ability to identify and resolve design or coordination issues proactively.
- Strong problem-solving skills and the ability to manage multiple priorities in a fast-paced environment.
- Experience with cloud-based collaboration platforms (e.g., BIM 360, Procore).
- Knowledge of building codes, regulations, and industry standards related to mechanical systems.
- Familiarity with other BIM tools such as AutoCAD MEP or similar.
