The BIM Manager (Project Manager) is responsible for the successful planning, execution, and delivery of BIM projects while ensuring profitability, technical quality, and client satisfaction. This role leads multi-disciplinary teams (Architecture, Structure, and MEP), oversees implementation of BIM standards and procedures, and ensures projects align with contract requirements and business goals. The role includes people leadership, project oversight, business development, and coordination with technical and R&D teams to optimize workflows and drive innovation.
Key Responsibilities:Project Management & Delivery
- Plan, execute, and deliver assigned BIM projects within defined scope, schedule, and budget constraints.
- Oversee full project life cycle from initiation, resource planning, and kickoff, through execution, QA/QC, and close-out.
- Lead the creation, implementation, and enforcement of the BIM Execution Plan (BEP) and other project-specific protocols.
- Monitor progress to ensure adherence to project milestones and profitability objectives.
- Manage multidisciplinary coordination and BIM modeling efforts including 3D, 4D (scheduling/manpower), and 5D (cost estimation).
- Resolve technical and coordination issues through regular stakeholder engagement and review meetings.
- Support clash detection and conflict resolution processes, and guide design teams in implementing solutions proactively.
- Lead and manage BIM teams across multiple disciplines: BIM Managers, Senior BIM Engineers/Architects, and junior staff.
- Assign roles and responsibilities, monitor performance, and support team growth through training and career development.
- Conduct performance evaluations and recommend skill enhancement strategies such as training and job rotation.
- Cultivate a collaborative and high-performance work culture aligned with company values.
- Define QA/QC procedures to monitor BIM model health, accuracy, and compliance with project and industry standards (e.g., ISO 19650).
- Review subcontractor deliverables and model updates to ensure conformance to BIM guidelines and project milestones.
- Establish and enforce digital project archiving, documentation control, and versioning protocols.
- Participate in contract and scope reviews, especially BIM-related terms, deliverables, and workflows.
- Support bid preparation and estimation by analyzing project scope, resource requirements, and timelines.
- Collaborate with the commercial team for cost proposals, risk assessment, and workload projections.
- Act as primary BIM point of contact for internal and external stakeholders including clients, consultants, and contractors.
- Report project progress and risks to the Division Head and CEO on a weekly basis.
- Lead weekly team meetings to align internal teams and communicate project status, challenges, and targets.
- Submit accurate timesheets and project status updates as required.
- Work closely with the R&D team to develop or enhance BIM tools, workflows, and automation scripts that boost efficiency.
- Evaluate and adopt new technologies to support digital delivery, virtual design & construction (VDC), and model-based estimation.
- Support interoffice collaboration on BIM platforms, ensuring consistent software operations with IT and technical teams.
Experience:
- Bachelors degree in Architecture, Engineering, Construction Management, or Project Management;
Master's degree is a plus. - Minimum 8-10 years of hands-on BIM and project delivery experience, including at least 3 years in a leadership/supervisory role.
- Strong background in project planning, contract analysis, estimation, and team management.
- Deep understanding of BIM standards (ISO 19650, LOD, COBie, etc.) and project lifecycle integration.
- Expert-level knowledge of BIM tools:
- Autodesk Revit, Navisworks, AutoCAD, BIM 360 / ACC, TEKLA, Micro Station
- Familiarity with project management and collaboration platforms:
- MS Project, Microsoft Office Suite (Excel, Word, PowerPoint), Asana/Trello (optional)
- Experience in 4D and 5D BIM implementation and VDC coordination workflows.
- Basic scripting/automation knowledge (e.g., Dynamo, Python) is a plus.
