The FM Engineer is responsible for handling end-to-end coordination of fit-out projects, variation works, and lease-related (SOL/EOL) services. This includes preparing scopes, reviewing drawings, obtaining quotations, coordinating approvals, supervising execution, and managing project close-out including reporting and invoicing.
The role requires close coordination with clients, contractors, and internal teams to ensure all works are completed efficiently and in line with required standards.
Roles & ResponsibilitiesFit-Out & Variation Works
- Prepare detailed scope of services based on site requirements and client needs.
- Review and verify drawings and technical documents for accuracy and feasibility.
- Coordinate contractor site visits and ensure timely submission of quotations.
- Evaluate quotations and support finalization in line with project requirements.
- Prepare and submit client proposals (MODON) for review and approval.
- Coordinate with contractors to obtain required authority approvals.
- Supervise and monitor site execution activities to ensure quality and progress.
- Conduct regular site inspections to ensure compliance with scope and standards.
- Manage overall project completion and smooth handover to client.
- Prepare work completion reports and coordinate with client for approvals.
- Support the invoicing process by ensuring all documentation is complete.
- Identify and address any site challenges or technical issues during execution.
- Conduct detailed site inspections to assess the condition of the premises.
- Prepare comprehensive scope of work for SOL and EOL requirements.
- Coordinate contractor site visits and obtain competitive quotations.
- Prepare and submit client proposals for approval based on requirements.
- Coordinate and execute approved works in line with lease conditions.
- Monitor progress to ensure works are completed on time and as per scope.
- Carry out final inspections and ensure all requirements are fulfilled.
- Prepare inspection reports and ensure proper documentation and closure.
- Ensure smooth handover to tenant and client as per agreed standards.
- Prepare and submit weekly progress reports on ongoing activities.
- Prepare and update monthly reports with work status and updates.
- Track progress and ensure timely closure of service orders.
Maintain proper documentation including:
- Scope of services
- Drawings and approvals
- Work completion reports
- Client approvals and invoicing records
- Ensure all project records are properly filed and easily retrievable.
- Coordinate with procurement, contractors, HSE Dept and client stakeholders on all activities.
- Monitor contractor performance, timelines, and quality of work execution.
- Ensure compliance with project requirements, safety standards, and procedures.
- Keep track of all ongoing activities and ensure timely completion of tasks.
- Follow up on pending approvals, submissions and project-related actions.
Bachelor’s Degree in Mechanical, Electrical, or Facilities Engineering, or a related technical discipline. Professional.
- Proficiency in ERP systems (e.g., SAP, Oracle, Maximo) and other business applications.
- Familiarity with AutoCAD or drawing review tools is preferred.
- Minimum 5 years of experience in Facilities Management, Fit-Out, or Maintenance-related roles.
- Strong experience in handling fit-out and variation works is required.
- Exposure to SOL/EOL inspections and lease-related activities is preferred.
- Experience in contractor coordination, site supervision
