Job Overview
We are seeking an experienced MEP Supervisor with a strong Electrical or Mechanical Engineering background and proven experience in the Facilities Management industry. The successful candidate will supervise, coordinate, and manage all Mechanical, Electrical, and Plumbing (MEP) maintenance activities across facilities while ensuring operational efficiency, compliance, safety, and service excellence.
Responsibilities- Supervise day-to-day maintenance activities for Mechanical, Electrical, Plumbing, HVAC, ELV, Fire Fighting, and Building Systems.
- Ensure all preventive, predictive, and corrective maintenance tasks are completed as per SLA & KPI requirements.
- Monitor equipment performance and implement corrective measures to minimize downtime.
- Conduct routine inspections of mechanical and electrical systems to ensure operational reliability.
- Oversee troubleshooting and fault diagnosis of MEP systems and coordinate timely repairs.
- Lead and supervise a team of technicians, electricians, plumbers, HVAC technicians, and multi-technicians.
- Allocate manpower and resources efficiently to achieve maintenance objectives.
- Conduct toolbox talks and ensure team adherence to safety procedures.
- Provide technical guidance, coaching, and on-the-job training to technicians.
- Coordinate with clients, FM Managers, subcontractors, and vendors regarding maintenance activities.
- Ensure smooth execution of work orders through CMMS or CAFM systems.
- Monitor subcontractor performance and ensure compliance with contract requirements.
- Support mobilization and transition activities for new FM contracts.
- Ensure strict compliance with HSE policies, permit-to-work systems, and safety regulations.
- Conduct risk assessments and ensure safe work practices are followed.
- Monitor statutory inspections and compliance requirements for MEP assets.
- Maintain records related to health, safety, and environmental standards.
- Monitor the lifecycle and condition of MEP assets.
- Recommend replacement, refurbishment, and energy‑efficiency improvement initiatives.
- Maintain accurate maintenance records and equipment history.
- Support asset audits and condition assessments.
- Prepare daily, weekly, and monthly maintenance reports.
- Maintain logs for breakdowns, PPM schedules, inspections, and asset performance.
- Update maintenance schedules and track completion rates.
- Provide technical reports and root‑cause analysis for major equipment failures.
- Monitor energy consumption and identify opportunities for cost savings.
- Support sustainability initiatives and energy optimisation projects.
- Recommend improvements to enhance efficiency of MEP systems.
- Attend emergency breakdowns and critical incidents.
- Lead troubleshooting efforts during system failures.
- Ensure business continuity through effective emergency maintenance procedures.
- Bachelor's Degree or Diploma in Mechanical Engineering, Electrical Engineering, or related discipline.
- Minimum 5–8 years of Facilities Management experience.
- At least 2–3 years in a supervisory role managing MEP maintenance activities.
- Facilities Management certifications would be an advantage.
- Knowledge of HVAC, Chillers, Pumps, Electrical Systems, ELV, Fire Fighting, BMS, and Plumbing Systems.
- Strong understanding of PPM, reactive maintenance, asset management, and FM operations.
- Experience in commercial, residential, hospitality, healthcare, or mixed‑use developments preferred.
- Valid UAE Driving Licence preferred.
