Property & Facilities Manager

We are seeking an accomplished Property & Facilities Manager to provide strategic and operational leadership across a diverse portfolio of real estate assets, assuming end-to-end accountability for Property Management, Facilities Management, commercial performance, asset integrity and stakeholder engagement
.

The role serves as a pivotal interface between property owners, landlords, tenants, contractors, service providers and internal stakeholders, driving the seamless integration of property and facilities operations to ensure each asset is professionally governed, commercially optimized, meticulously maintained and operated to the highest standards of service, compliance, efficiency and performance
.

• Drive portfolio performance through proactive oversight of occupancy, lease renewals, vacancy management, rental income, receivables and owner reporting
  .
• Identify and implement opportunities to enhance asset value, income generation, operational efficiency, tenant experience and long-term portfolio performance
  .
• Act as the escalation point for significant tenant, landlord, contractual and property-related issues
  , exercising sound judgement in resolving sensitive matters and escalating appropriately where senior intervention is required.
• Lead and support commercial negotiations, lease-related matters, disputes and stakeholder resolutions
  , ensuring outcomes are commercially sound and aligned with contractual and business objectives.
• Monitor property revenue, receivables, operating expenditure and profitability, with a strong focus on financial discipline, cost optimization and sustainable commercial performance

• Lead the preparation and ongoing review of annual operating budgets, forecasts and expenditure plans
  , analyzing budget-versus-actual performance and implementing corrective measures where required.
• Oversee the commercial and operational performance of major contractors, service providers and outsourced partners
  , including scope development, contract negotiations, performance reviews, SLA/KPI monitoring and contract renewals.
• Maintain robust governance over lease and tenancy records, property documentation, approvals, certifications and inspection schedules
  , ensuring critical obligations and renewal dates are proactively monitored and actioned.
• Demonstrate practical knowledge of ADGM real estate processes and AccessRP
  , including property management agreements, lease registration, lease renewals and amendments where applicable.
• Maintain strong working knowledge of relevant Abu Dhabi real estate procedures, government processes and regulatory requirements
  .

• Provide strategic and operational leadership across the Facilities Management function, ensuring the consistent delivery of high-quality, cost-effective and service-led FM operations across the assigned portfolio.
• Develop and implement comprehensive FM strategies, annual maintenance programs, service standards, SLAs and performance frameworks
  , aligned with asset requirements, contractual obligations and organizational objectives.
• Establish strong operating frameworks for the delivery of hard and soft FM services
  , ensuring consistently high standards of service quality, safety, reliability, responsiveness and regulatory compliance.
• Ensure appropriate manpower, technical expertise, resources, equipment and service coverage are in place across the portfolio to support efficient and uninterrupted building operations.

• 5+ years of progressive experience in Property Management, Facilities Management, Real Estate Operations, or an integrated PM/FM environment, with demonstrable responsibility for managing a portfolio of assets.
