Position Summary
The ideal Development Manager is an experienced real estate and construction professional who thrives at the intersection of project management, financial analysis, municipal approvals, design coordinator, and stakeholder engagement. You are a strategic thinker with strong execution skills, capable of driving key components of the development process and supporting senior leadership in guiding projects from early feasibility
Core Duties & Responsibilities
- Manage multiple projects through each stage of the development process
- Support members of the land acquisitions team by assembling data that relates to project feasibility
- Build effective relationships with municipal staff to help guide projects through the approvals process
- Take a lead role in guiding projects through the public consultation process and municipal approvals process
Manage a team of project consultants through the design development process, ensuring the optimal balance between business and design objective - Work collaboratively with the Finance Department to provide timely updates to project proformas and pertinent inputs that affect project profitability
- Work with the Construction team to ensure project objectives and contract documents are aligned with expectations of cost throughout the preconstruction period
- Work closely with the Construction team and GC to help keep design execution aligned with schedule and budget
- Support other members of the Development Team by mentoring and collaborating as needed
- Proven ability to manage the full project lifecycle from concept to completion
- Skilled at coordinating multidisiplinary teams, including architects, engineers, planners, contractors, and consultants.
- Strong decision-making abilities, with a focus on risk mitigation, schedule adherence, and budget control.
Financial & Feasibility Analysis
- Competence in preparing and analyzing pro formas, cash-flow forecasts, and feasibility studies.
- Understanding of financing structures, development cost planning, and return-on-investment metrics.
- Ability to evaluate market conditions, comparable projects, and highest-and-best-use evaluations.
Municipal Approvals & Regulatory Knowledge
- Deep familiarity with zoning bylaws, OCPs, development permits, building permits, environmental requirements, and subdivision processes.
- Experience representing projects through municipal reviews, public hearings, and regulatory negotiations.
- Ability to build strong relationships with municipal staff and external stakeholders.
Construction Knowledge
- Understanding of construction sequencing, building systems, scheduling, procurement, and cost management.
- Ability to review drawings/specifications, identify constructability issues, and collaborate with construction managers/GCs.
- Experience in value engineering and maintaining quality standards.
Stakeholder, Partner, & Client Communication
- Exceptional communication and presentation skills, able to convey complex technical information to non-technical audiences.
- Demonstrated ability to maintain strong relationships with landowners, investors, lenders, municipalities, and community members.
- Skilled negotiator capable of securing alignment and driving successful outcomes.
Organizational & Management Strength
- Highly organized, with strong time management capabilities.
- Able to manage multiple concurrent projects under tight timelines.
- Proactive, solutions-oriented, and comfortable operating with autonomy.
