Overview
A Brief Overview The Community Supervisor assists the Community Director with the overall operation of the property to ensure customer satisfaction. This position interacts with internal and external customers including residents, vendors, board members and committee members, as well as Hunt employees. This position is also responsible for site‑level leadership, collecting and posting rent payments, managing resident delinquencies, evictions and legal notices, and performing pre‑close and closeout accounting processes.
Whatyou will do
- Monitor all accounts receivable, including collecting rent, posting rent, making daily bank deposits, and maintaining a balanced, accurate rent roll.
- Collect delinquent account balances from previous residents and process tenant refunds.
- Accurately and timely complete daily, weekly, and monthly financial and leasing reports, including month‑end pre‑close, closeout, market surveys, and lease expiration matrix. Generate various reports as required.
- Audit records and files to identify dates requiring administrative action such as lease expiration dates, delinquent accounts, and unlawful detainers.
- Process evictions, including processing all necessary paperwork, serving notices, and attending court hearings.
- Lease units as needed, ensuring execution of leases and completion of lease files.
- Sends out lease expiration letters and processes lease renewals.
- Responsible for shopping competitive properties.
- Enter, process, and receive vendor payables. Scan invoices to the AP department to process payments.
- Ensure unsafe conditions are corrected in a timely manner.
- Process move‑ins, move‑outs, and lease renewals.
- Assist Community Director with site‑level leadership, including staff performance and resident relations.
- Assist with resident retention, which may involve planning and organizing social events at the property.
- Assume responsibility for the operations of the property in the absence of the Community Director.
- Ensure compliance with company policies and procedures.
- Perform physical inspections of the property and verify condition of vacant units and overall community appearance and safety.
- Coordinate with maintenance and make‑ready staff to ensure timely recondition of units after move‑out.
- May perform 30‑day pre‑inspections and move‑in/out inspections with residents.
- Assist in weekly, monthly, quarterly reports and executive summaries.
- Create purchase orders for office expenses and may create, process, and invoice residents for monthly utilities.
- This position requires driving for the Company using either a company vehicle or a personal/rental vehicle to conduct Company business more than 50% of the time.
- High School Diploma or GED (or equivalent).
- Bachelor's Degree in Business Administration, Property Management, or a related discipline (preferred).
- At least 2 years of property leasing experience or applicable skills.
- 1–3 years of experience managing others.
- Previous experience with YARDI (preferred).
- Strong computer skills with MS Office Suite (Word, Excel, PowerPoint, Outlook).
- Strong verbal and written communication skills.
- Ability to work effectively with employees at all levels of the organization and with the military community and command.
- Self‑motivated, team player who pays close attention to detail, demonstrates strong communication, client management, and business literacy skills.
- Disciplined, professional attitude and appearance with discretion.
- Ability to envision, develop, and implement strategies to address competitive, complex business issues.
- Takes initiative to identify and anticipate client needs and make recommendations for implementation.
- Certified Professional of Occupancy (CPO) or Accredited Residential Management (ARM) certification (highly preferred).
- Certified Apartment Manager (CAM) (preferred).
- Valid driver’s license in the state of employment.
