The RoleThe Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service to our residents. This includes quality move‑in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works alongside the Community Manager partnering to oversee the activities of assigned staff and vendors to ensure the maintenance of the property.

- Maintain an authentic, open and professional attitude when accessing and resolving resident and staff concerns.
- Apply a positive, professional approach of active listening and understand that participation and support are integral to the success of Avanath.
- At least 3 years of multifamily property maintenance experience.
- One year of supervisory experience required.
- Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work is required.
- HVAC and CPO certifications are highly desired.
- Valid Driver’s License.
- Very strong organizational skills and ability to handle multiple priorities.
- Solid interpersonal and customer service skills.
- Must be available for on‑call and weekend work.
- Resident Relations:
Customer Service – Treat residents with respect, respond sensitively to complaints, and complete work orders with efficiency and urgency. - Projects a favorable image of the community to achieve property objectives and public recognition.
- Enforce policies delegated by the Community Manager.
- Assists and completes work orders, diagnosing defects and making repairs per established policies and safety standards.
- Maintenance Management:
Coordinate, schedule and respond to resident/management requests and work orders. - Ensure repairs and replacements for community common areas and units.
- Support cost‑cutting and expense control by fixing rather than replacing parts where possible.
- Inspect grounds, building and community features daily to identify and correct hazardous conditions.
- Manage and order maintenance supplies inventory while adhering to budget guidelines.
- Maintain a preventative maintenance program that extends the life of the community.
- Maintain a well‑organized and stock maintenance shop adhering to safety and OSHA guidelines.
- Maintain hazard communications program; teach safe work practices.
- Manage unit inspections.
- Key control of community.
- Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.
- Manage and participate in on‑call emergency at community.
- Plan and utilize property resources, equipment and supplies economically by obtaining bids/pricing from vendors, suppliers, and contractors.
- Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.
- Staff Leadership:
Challenge team members to achieve higher performance by establishing goals. - Develop standards for cleanliness and overall appearance of community grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas.
- Supervise, train and schedule maintenance staff under direction of the Community Manager.
- Monitor daily work progress, provide assistance and instruction as needed.
- Provide input to the Community Manager regarding employee performance evaluations.
