A Brief OverviewThe Portfolio Maintenance Director is responsible for maintaining the physical condition of assets in a safe, attractive, and comfortable condition while assigned to a property. The position is accountable for achieving financial, operation, and maintenance metrics associated with the maintenance and safety programs. Responsibilities include establishing preventive maintenance programs, safety, compliance, performing property and equipment inspections, maintaining the project inventory, supervising personnel, assigning maintenance tasks, preparing work schedules, and ensuring compliance with all maintenance-related policies.
The position will maintain property operations temporarily during vacancies in the maintenance director position. Other responsibilities include coaching, mentoring, and training. Unit counts depend on location.
- Communicate and collaborate with the VPO, DO, HR Manager, and RMD on staffing, maintenance performance, occupancy maintenance, project scope, contract development, and budgeting.
- Manage the maintenance budget to support property operations and ensure compliance with purchasing guidelines.
- Assist with scheduling, training, supervising, and evaluating maintenance personnel, ensuring all are compliant with required training.
- Provide leadership to meet company, property, and maintenance goals.
- Oversee purchase orders, property inspections, equipment management, and vendor relationships, ensuring contract compliance and timely payments.
- Manage the make-ready process for vacated units and oversee all aspects of property maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency maintenance.
- Ensure safety conditions are corrected promptly and that all policies and safety regulations are followed.
- Conduct safety meetings, provide technical guidance, and inspect work for quality assurance.
- Travel to provide on-site maintenance support, using company or personal vehicles as required.
- Bachelor's Degree in Business Administration, Engineering, Construction Management, or related field preferred; equivalent experience may be considered.
- Minimum of 5 years’ experience in building maintenance.
- Experience managing teams and knowledge of trades such as electrical, HVAC, plumbing, carpentry, and general maintenance.
- Ability to perform physical work outdoors in all weather, lifting weights up to 50 pounds regularly and above 50 pounds occasionally.
- Willingness to work on-call shifts as needed.
- Strong organizational, leadership, communication, and interpersonal skills.
- EPA HVAC Certification and OSHA-10 Certification required.
- Valid driver’s license and ability to drive as needed.
