Brief Overview

The Portfolio Maintenance Director is responsible for maintaining the physical condition of assets in a safe, attractive, and comfortable condition while assigned to a property. The position is accountable for achieving financial operation and maintenance metrics associated with the maintenance and safety programs. Responsibilities include establishing preventive maintenance programs, ensuring safety and compliance, performing property and equipment inspections, maintaining project inventory, supervising personnel, assigning maintenance tasks, preparing work schedules, and ensuring compliance with all maintenance‑related policies.

The position will maintain property operations on a temporary basis as vacancies in the maintenance director position open. Other responsibilities include coaching, mentoring, and training. Unit counts are dependent on location.

What you will do
  • Communicate and collaborate on assigned areas of focus with the VPO, DO, HR Manager, and RMD including staffing, maintenance performance, occupancy maintenance changes, project scope, and contract development and budgeting.
  • Assume accountability for the financial performance and operations within the approved maintenance budget while supporting maintenance operations of the assigned property and operating within purchasing guidelines.
  • Assist with schedules, training, supervising, and evaluating maintenance personnel, ensuring full compliance with required training.
  • Provide leadership and guidance to meet company, property, and maintenance goals.
  • Oversee, prepare, and approve purchase orders in accordance with budget and company guidelines to achieve property service standards.
  • Manage the make‑ready of vacated units.
  • Execute regular documented inspections of the property.
  • Oversee all company‑owned equipment and small tools, coordinating maintenance inspection processes and records.
  • Manage vendor relationships, ensuring contract compliance and oversight.
  • Ensure constant vendor/contractor communications concerning work scheduling, billings, vendor relations, and insurance certifications, and timely submission of invoices for payment.
  • Assist in all aspects of the property's maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency work.
  • Ensure unsafe conditions are corrected promptly.
  • Ensure compliance with company policies and procedures.
  • Comply with all company, local, state, and federal safety rules.
  • Conduct regularly scheduled safety meetings and provide monthly and quarterly reports.
  • Provide technical guidance and inspect work to validate compliance with requirements.
  • Practice proper safety techniques per company policies and standards.
  • Travel to provide on‑site maintenance support.
  • This position requires driving for the Company using either a company vehicle or a personal/rental vehicle for more than 50% of the time.
Qualifications
  • Bachelor's Degree from an accredited college or university in Business Administration, Engineering, Construction Management, or related discipline (preferred).
  • In the absence of a degree, directly related job experience in the maintenance of multi‑unit residential houses, apartment complexes, or other public‑use structures required.
  • At least 5 years of experience in building maintenance (required).
  • Previous experience managing others is highly desirable.
  • Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance trades.
  • Ability to work outdoors in all weather conditions and lift up to 50 pounds regularly and occasionally more.
  • Willingness and ability to work occasional on‑call shifts.
  • Self‑motivated, team player with strong attention to detail and ability to prioritize in a fast‑moving environment.
  • Strong organizational skills and ability to multi‑task and prioritize effectively.
  • Effective leadership combined with strong technical knowledge and a positive, service‑oriented attitude.
  • Ability to motivate, delegate, and provide constructive feedback to a team.
  • Excellent communication and interpersonal skills with a wide range of people.
  • EPA HVAC certification required.
  • OSHA‑10 training and certification required.
  • Valid driver's license (DL number required).
