Position: Property Manager II (Mill Valley)

Winn Companies is in search of a Property Manager II to join our team at Mill Valley Estates
, a 148-unit residential community located in Amherst, MA
.

In this role, you will effectively manage, market, and maintain the apartment communities assigned, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements.

Please note that the ideal candidate will adhere to the following schedule:
Mondays to Fridays from 8:30 AM to 5:00 PM. The pay range for this position is $60,462.59 to $77,434.56 annually. Salary will vary based on relevant experience.

Responsibilities
  • Prepare the property assigned annual budget for approval by senior management.
  • Provide reporting and monthly variance reporting.
  • Solicit bids and process purchase orders and invoices in accordance with Winn Purchasing Policy.
  • Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines.
  • Collaborate with senior management to establish appropriate rent levels.
  • Review rent schedules and oversee preparation and submittal of increases and renewals.
  • Lead the property team to maintain optimum level of occupancy.
  • Process timely and accurate move-ins, move-outs, recertification, and renewals.
  • Approve rental applications adhering to property standards and all appropriate agency standards.
  • Provide oversight of property tenant files and ensure that Property Software Data is accurate at all times.
  • Ensure that the site maintains compliance with applicable state and federal program regulations.
  • Ensure the property and grounds are well maintained.
  • Direct maintenance team to implement maintenance programs and controls.
  • Report property incidents, accidents, and injuries in accordance with company policy.
  • Use company directives to screen, hire, and train new personnel.
  • Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership.
  • Use the company's Professional Development Program (PDP) to develop, train and engage site employees. Conduct weekly staff meetings.
Requirements
  • High school diploma or GED equivalent.
  • 1-3 years of relevant work experience.
  • 1 year of supervisory / management experience.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Proficiency in Microsoft Office Suite.
  • Experience with Real Page property management software or similar software.
  • Strong understanding of financial budgets and variance reporting.
  • Outstanding written and verbal communication skills.
  • Strong intangibles and leadership qualities.
Preferred Qualifications
  • Knowledge of LIHTC and HUD regulations.
  • Certifications in TCS, COS, NAHP, CPL, SHCM, CAM (C3P tax credit) or CAM – RAM & ARM, CGPM – NAA or NAMA.
  • Experience with Real Page and Yardi property management software.
  • Knowledge of marketing and leasing techniques.
  • Prior experience directing a maintenance supervisor and office staff.
