The best candidate will have at least 9+ years of “Owner’s Representative” experience working in the Alaskan construction industry and be well‑networked with suppliers, clients, and vendors.

Role Description

As a busy Senior Project Manager, you will handle multiple complex construction projects from preconstruction to warranty simultaneously and be driven to develop strong client relationships. Expect 25% travel within the state to visit project sites and clients.

Responsibilities
  • Manage multiple design and construction projects on behalf of the Owners for a variety of projects ranging from new building construction to building renovations, tenant improvements, and utility projects.
  • Prepare and manage solicitations and selection processes for related project vendors and suppliers, General Contractors, etc.
  • Oversee and manage the project design process to ensure the Owner’s needs are met within the proposed budget and schedule. Assist in the development of the building program, facilitate design meetings, monitor design progress and facilitate decision making, prepare written review comments at submittal phases, facilitate value engineering workshops, and other project components as needed to assure a successful outcome.
  • Knowledgeable in organizing and/or leading the pre‑construction meetings, participating in weekly construction meetings, visit site(s) to monitor construction progress, processing ASIs/RFIs, review/process Contractor and A/E pay applications, review and negotiate change order requests, prepare contract amendments, prepare monthly project status reports, monitor the project schedule, budget, and risk management, maintain document control files, and general project close‑out activities.
  • Provide on‑site construction QA when necessary to ensure the project is being constructed per the design and specifications.
  • Review contractor‑submitted schedules, provide feedback to the Owner on construction progress, and make corrective action recommendations to the Owner and the Contractor should critical path schedule delays become an issue.
  • Provide monthly budget reports documenting completion status and progress to date. Establish and maintain cost baselines against which program trends are measured and forecasted. Provide cost information to facilitate timely and informed decisions. Manage and oversee all change orders.
  • Be an active, positive team member who can build positive relationships within internal and external teams.
Qualifications & Experience
  • 9+ years of Senior Project Manager experience in the construction industry in an “Owner Representative” role.
  • Able to work on and oversee multiple projects across the State of Alaska. Successful candidate will be required to go to project sites.
  • Professional accreditation in a relevant discipline (Construction Management, Cert. Construction Administrator, Cert. Construction Manager) or related project experience.
  • Strong technical skills related to project software.
  • Ability to obtain access to U.S. Military Installations.
  • Commitment to Health and Safety.
  • Valid Driver’s License.
