Position Summary: As a Manager in Training (MIT), you will learn all aspects of operating and maintaining a multi‑million dollar asset in a fast‑tracked (accelerated) program. You’ll acquire the skills to lead a team and drive financial success while delivering excellent customer service to residents, associates, and vendors.
Primary Responsibilities- Learn to consistently meet monthly income and expense budgets for the community.
- Assist with pre‑move‑out inspections.
- Schedule completion of make‑readies and service requests with maintenance staff and vendors.
- Review monthly financial performance reports with onsite teams; develop strategy for budget, revenue management, and expense control.
- Conduct market analysis and shop competitive properties monthly; implement marketing and leasing strategies daily.
- Prepare, approve, and sign accurate payroll records; manage overtime as needed.
- Address staff issues promptly and provide performance evaluations to Area or Regional Directors.
- Help interview, recruit, and mentor associates.
- Prioritize leasing for office associates and lead tours.
- Negotiate lease renewals to promote resident retention.
- Prepare and disseminate deposit accountings on time.
- Manage vendor relationships for optimal pricing, quality, and service.
- Process prospective resident applications and conduct move‑in orientations.
- Ensure regular pool and spa maintenance.
- Oversee property improvements and preventive maintenance schedules.
- Handle all resident, financial, analytic, and reporting tasks.
- Maintain office and maintenance inventory and pay vendor invoices on time.
- Monitor supplies and maintain equipment.
- Keep apartments, common areas, and amenities clean and ready to Weidner’s quality standards.
- Bachelor’s degree in property management or related field, or 7+ years of relevant management experience.
- Successful completion of the Manager in Training curriculum within 12 months.
- Safe and efficient task execution.
- Motivation to work in a fast‑paced environment and contribute daily.
- Proficiency in Microsoft Office (Word, Excel, PowerPoint, Outlook).
- Experience with Yardi and Paycom is preferred; willingness to learn new software.
- Commitment to Weidner’s mission, vision, and values; compliance with all company policies and housing laws.
- Reliable attendance; adherence to dress code and professional appearance.
- Team‑player or independent work style as required.
- Availability for occasional hours outside the normal schedule.
- Openness to assignment at other Weidner properties.
- Strong English language skills; detail oriented and organized.
- Agreement to criminal background check and voluntary drug testing.
- Access to a reliable personal vehicle; valid driver’s license and insurance.
Salary: $52,000 – $55,000 per year, located in Anchorage, AK.
