Position OverviewThe Maintenance Supervisor is responsible for all maintenance operations within the community. Duties include service request management, preventative maintenance planning, personnel and vendor oversight, safety and compliance, and resident/customer service. The role works closely with the Community Manager to ensure orderly operation of the property and to maintain the facility’s operational standards.
Essential Duties & Responsibilities- Maintenance Management – supervise day‑to‑day maintenance activities.
- Regular/daily onsite attendance is required.
- Coordinate, schedule, and respond to resident/management requests and work orders.
- Ensure all repairs and replacements necessary for community common areas and units.
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
- Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager.
- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
- Maintain a well‑organized, properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
- Maintain hazard communications program; teach and promote safe work practices.
- Participate in unit inspections as requested.
- Responsible for essential control of community operations.
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work‐in‑progress, etc.
- Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit.
- Participate in on‑call emergency at the community.
- Plan for and utilize property resources, equipment, and supplies economically (obtain bids/pricing from vendors, suppliers, contractors).
- Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency; walk units to verify make‑ready and work‑order completion.
- Personnel Management – train, schedule, and supervise maintenance staff under the direction of the Community Manager.
- Check the work progress of each maintenance staff daily; provide immediate assistance and instruction if needed.
- Provide Community Manager input regarding employee performance evaluations.
- Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance of staff through support and effective leadership.
- Customer & Resident Relations – manage excellent customer service, monitor service request turnaround, and responsiveness.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistency in dealing with residents on all matters.
- Enforce policies of the community that the immediate supervisor delegates.
- High School Diploma or Equivalent.
- EPA & CPO certification required; HVAC desired.
- Ability to understand and perform all on‑site software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
MS @ Small – Mid‑Sized Properties with smaller staff
- Regular movement between work sites; use of wrists, hands, and fingers in repeating motions.
- Inspections and maintenance in tight or confined spaces; traverse flat and uneven terrain; ascend and descend stairs, ladders, ramps, and step stools.
- Operate machinery, power tools, motor vehicles, and golf carts; adjust and move objects of 100+ lbs.
- Expose to outdoor weather elements (wind, precipitation, low and high temperatures) and hazardous chemicals.
- Work overtime, weekends, and night hours (on‑call property emergencies).
