Paralegal III – Real Estate at:

This position is responsible for preparing, organizing and reviewing documents on a wide variety of commercial real estate matters with a particular emphasis on administering the portfolio of physician subleases. Responsibilities include, but are not limited to, working collaboratively with a high performing team of paralegals, ensuring the sublease portfolio is monitored and managed for renewal deadlines, drafting and engaging in preliminary negotiations on new and amended physician sublease documents, drafting and engaging in preliminary negotiations on lease renewal and other lease-related amendments and supporting documents, utilizing strong organizational skills to manage multiple deals and deadlines, leading special projects, partnering with real estate and business teams regarding projects, and ensuring renewals are carried out in a timely and accurate manner.

An individual in this position will work closely with internal and external business partners and outside counsel when necessary to provide service excellence. The right person for this role will be a team player and be able to work effectively across many different teams and work autonomously to successfully drive and manage sublease and lease renewals and process improvements. This position is based in Denver, Colorado.

Our world-class real estate legal team supports every aspect of managing DaVita’s real estate portfolio.

Responsibilities
  • Draft physician subleases, sublease amendments, and other sublease-related documents (termination letters, notice letters, etc.) under the supervision of a DaVita attorney.
  • Draft lease renewal amendments, commencement memos, and other lease-related real estate documents (SNDAs, Estoppels, Option Notice Letters, etc.) under the supervision of a DaVita attorney.
  • Conduct lease and sublease reviews and provide review summaries and possible solutions, when appropriate, to real estate and business teams.
  • Work independently to administer DaVita’s portfolio of physician sublease including tracking renewal deadlines and perform due diligence for new sublease requests.
  • Work collaboratively with a team of high performing paralegals to help manage DaVita’s existing real estate portfolio.
  • Work closely and collaborate with internal and external business partners, as well as other legal teams on various regulatory and other lease-related real estate matters.
  • Prepare and update forms, policies and processes as needed and prepare other communications to support the business.
  • Assist with and/or coordination of special projects.
  • Have a proficient understanding and use of IT applications and workflows.
  • Actively participate in development and implementation of best practices and procedures.
  • Maintain poise, accountability and stability in meeting document and other deadlines with deadline planning.
  • Train other real estate legal team members as necessary, including paralegals and administrative assistants.
  • Participate in legal department activities and contribute to a teamwork environment.
Minimum Qualifications
  • 8+ years related real estate legal experience.
  • Associate’s Degree or Paralegal Certificate
Preferred Qualifications
  • Large law firm, real estate boutique law firm or in-house corporate experience.
  • Legal experience in lease and sublease-related real estate matters.
  • Knowledge of healthcare law or willingness to learn.
