Project Operations Manager, Commercial & Residential Construction
As the Project Operations Manager, you will be a key leader, overseeing the operational
lifecycle of all residential and commercial construction projects, from initial bid to
project closeout. Your expertise will ensure efficient, profitable, and high-quality project
delivery by managing the core functions of procurement, estimating, and scheduling.
This is a hands-on role requiring strong analytical, management, and problem-solving
skills to build and maintain the systems and processes that support the company's
growth.
Essential duties and responsibilities
Bidding and Estimating
· Develop, refine, and implement a standardized bidding process to increase
efficiency and success rates for both residential and commercial projects.
· Analyze blueprints, specifications, and other documentation to prepare accurate
and competitive estimates of project costs, including materials, labor, equipment,
and subcontractors.
· Collaborate with the leadership team to determine project feasibility, bid strategy,
and cost-saving opportunities.
Procurement and Vendor Management
· Work with Accounting to establish and maintain a comprehensive purchase order
(PO) system to authorize, track, and manage all project-related purchases.
· Manage the end-to-end procurement process, from strategic sourcing to issuing
purchase orders and managing the delivery of materials.
· Source, evaluate, and negotiate with suppliers, vendors, and subcontractors to
ensure the best prices, quality, and terms for all construction materials and
services.
· Maintain strong relationships with vendors while continually scouting for
additional, cost-effective options.
· Monitor and manage material inventory levels and flow to prevent shortages and
delays.
Scheduling and Project Tracking
· Create and maintain detailed project construction schedules for multiple projects
using construction management and scheduling software (e.g., MS Project,
Primavera P6).
· Track project progress against established schedules, identifying potential risks
and delays and implementing corrective actions.
· Maintain and update construction management software to track the entire
construction process, including job costs, submittals, change orders, and
progress.
· Collaborate with project managers and field teams to ensure all activities are
coordinated and align with the master schedule.
Operational and Financial Oversight
· Assist in budget development and manage project expenditures to ensure all
projects meet financial objectives.
· Implement quality control measures to maintain the company's standards of
workmanship and compliance with relevant building codes and safety
regulations.
· Generate and present regular reports on project status, costs, and schedules to
senior management and stakeholders.
Qualifications
· Bachelor's degree in Construction Management, Engineering, or a related field;
or equivalent experience.
· Proven experience in a construction management, operations, or senior project
role involving both residential and/or commercial construction.
· Expertise in construction procurement, estimating, and scheduling, including a
deep understanding of construction processes and materials.
· Advanced proficiency with construction management software, including
scheduling tools (e.g., Primavera P6, MS Project, Builder Trends).
· Strong leadership, analytical, and problem-solving skills.
· Team building and employee development skills.
· Excellent negotiation, communication, and interpersonal skills.
· Detail-oriented with strong organizational and time-management skills.
