As the Director of Technical Operations, you will be responsible for the strategic oversight and continuous improvement of building infrastructure across the data center portfolio. This role requires a deep expertise of MEP and critical building systems to ensure system reliability, operational resiliency and regulatory compliance. The Director will collaborate with cross‑functional teams to support the build‑out of tenant deployments, long‑term capital planning, operational budgeting, and technical due diligence.
Expectations- Serve as the subject matter expert for critical infrastructure and building systems.
- Drive consistent operational standards, service quality, and uptime across all assets.
- Translate technical insights into recommendations for budgeting and investment planning.
- Lead technical reviews and provide guidance to support real estate transactions and operational onboarding.
- Act as an operational stakeholder throughout development and construction projects, validating system design, commissioning, and turnover.
- Build strong relationships with property teams, vendors, and tenants to ensure alignment on priorities.
- Directly support tenants to ensure facilities, deployments, and infrastructure meet tenants needs.
- Promote a proactive maintenance culture focused on life‑cycle optimization and risk mitigation.
- Travel regularly to assess sites and support field operations.
- Support infrastructure evaluations for acquisitions and development, working with third‑party vendors as needed.
- Assess immediate needs and long‑term upgrades, prioritizing risk and resiliency.
- Analyze operational resiliency, single points of failure, and required improvements to meet uptime requirements.
- Support integration planning and onboarding of newly acquired assets, including transfer of records, warranties, service contracts and PM programs.
- Partner with development and construction teams to ensure operational requirements are incorporated into design, equipment selection, and commissioning.
- Participate in milestone reviews, punch walks, and readiness evaluations.
- Lead operational handover activities including documentation delivery (O&M manuals, as‑builts, service contracts), training, and activation of PM programs.
- Validate system performance and commissioning results prior to tenant occupancy or operational go‑live.
- Review annual technical assessments generated by property managers; evaluating system condition, risks and compliance, and summarize findings and recommendations for key stakeholders.
- Review maintenance procedures, incident reports, and operational KPIs to ensure operating standards are met.
- Support emergency response, failure investigation, and corrective action planning.
- Ensure property managers are tracking compliance with all applicable codes, standards, permits, and operating protocols.
- Evaluate tenant alteration requests and support projects to ensure completion meets tenant and owner requirements.
- Review multi‑year capital expenditure plans provided by property management teams.
- Support and review R&M and capital budget proposals across the portfolio.
- Support the evaluation of third‑party vendors to ensure vendors are qualified and meet Legacy standards.
- Validate project scopes, as needed.
- Minimum of 7‑10 years of experience in technical operations or facilities engineering for mission‑critical environments.
- Strong understanding of HVAC, high‑capacity electrical systems, backup power, fire/life safety, BMS, and other building operational systems.
- Demonstrated ability to manage cross‑functional initiatives and communicate technical information to non‑technical stakeholders.
- Strong contract management skills and performance‑driven mindset.
- Ability to work independently and as part of a team.
- Existing network of industry contacts preferred.
