Assistant Community Manager –
Confluence Companies, LLC
Under the direction of the Community Manager, perform work related to the administration of the annual budget, business plan, budget updates, marketing programs, and the development of policies and procedures to achieve maximum profitability.
Essential Duties and Responsibilities- Prepare, update and monitor parts of the annual budget.
- Report on monthly variances found on the operating statement and make recommendations regarding policy adjustments to ensure budget projections will be met.
- Collect rents and take corrective or legal action when requested; represent the company in court if necessary.
- Develop and implement marketing programs, including compiling data on competition and participating in a corporate contact program.
- Manage and oversee the Property Maintenance Program.
- Perform all duties incumbent upon a Leasing Consultant (see Leasing Consultant Job Description).
- In the absence of the Community Manager, directly manage the property.
- Approve and log bills.
- Supervise all on‑site personnel.
- Monitor the Maintenance Program.
- Implement monthly resident relations program.
- Perform other tasks such as competitive shopping as directed.
- Regularly assign work to leasing consultants, senior leasing consultants, and clerical personnel.
- In the absence of the Community Manager and with the Director of Property Management’s concurrence, directly manage the property.
- Education: Bachelor’s degree (B.A.) from a four‑year college or university, or one to two years of related experience and/or training, or an equivalent combination.
- Language skills: Read and interpret safety rules, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence; speak effectively before groups of customers or employees.
- Mathematical skills: Add, subtract, multiply, and divide whole numbers, common fractions, and decimals; compute rate, ratio, and percent; draw and interpret bar graphs.
- Reasoning ability: Solve practical problems and interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
- Physical demands: Normally talk or hear; frequently stand, walk, and sit; occasionally use hands to finger, handle, or feel and reach with hands and arms; lift or move up to 10 pounds occasionally.
- Work environment: Frequently exposed to outside weather conditions; moderate noise level.
- Salary: $25–$28 hourly.
