Position SummaryThis is a career level position within the Real Estate land rights/acquisition job family. The Sr. Real Estate Representative negotiates and acquires land rights (typically easements, leases, fee purchases, dispositions, releases, encroachments, permits, etc.) needed to install, operate, and maintain the company’s facilities. The role requires a deep understanding of land titles, records research, easement terminology, negotiation practices, engineered drawing review, and the use of mapping and indexing technology.
Experience with eminent domain, budgeting, project oversight, and complex negotiations with public officials and attorneys is essential. The Sr. Real Estate Representative will manage both standard and high‑profile transactions and may self‑perform or oversee vendors, mentor teammates, identify process improvements, and create training materials.
- Utilize advanced communication and negotiation skills to acquire property and property rights required by the Company.
- Apply advanced negotiating strategies and critical thinking to facilitate the acquisition process, handling complex projects with special entities (government, DOT, municipalities, industrial, etc.).
- Act as a subject matter expert on company policies and procedures and communicate effectively with the public and landowners.
- Assist or conduct high‑profile real estate transactions and complex small‑value or non‑monetary projects as needed, estimating fair market value using accepted approaches.
- Research public records and interview independent real estate professionals; compile market data for valuation processes.
- Prepare land right documents and analyze existing titles, assisting in resolving defects and obtaining clear title.
- Interpret engineering drawings, DOT, municipality, and highway drawings and legends.
- Coordinate with attorneys and internal stakeholders on eminent domain preparation and legal proceedings.
- Facilitate communication and coordination between internal partners for acquisition and disposition of real estate interests.
- Maintain schedules and budgets to support timely construction and efficient use of company resources.
- Perform audits on real estate work output, discuss findings with Lead Real Estate Rep, and uphold best practices and regulations.
- Provide expertise on real estate matters, ensuring protection and utilization of company assets.
- Identify opportunities to acquire easements to safeguard company assets.
- Utilize corporate collaboration tools and work management systems to track, manage, and report workloads and vendor projects.
- Communicate project scope, monitor vendor progress, assess and mitigate risks, and manage vendor invoicing and spending.
- Stay current on real estate market conditions, regulations, and best practices through professional organizations and associations.
- Bachelor's degree in Real Estate, Business, or a related field.
- 4 years of related work experience.
- Alternatively, a High School/GED plus 8 years of related work experience.
- Notary Public and/or Real Estate License and/or relevant industry designation or certificate from a recognized association (e.g., IRWA, Appraisal Institute, Core Net, SGA, CCIM).
Preferred Qualifications
- Proficiency with Microsoft Office Suite.
- Experience in the public utility industry (electric, gas, municipal) or a related technical field.
