Portfolio Manager – North Houston

The Portfolio Manager is responsible for the successful day‑to‑day financial, administrative, maintenance, and sales operations while achieving company standards and delivering above average customer service. The role will oversee and manage the financial and operational facets of a portfolio of communities, keeping track of accounting for multiple communities while communicating accounting.

Duties / Responsibilities
  • Maintain community occupancy by retaining residents and effectively marketing the community to attract new ones.
  • For lease‑up communities, ensure that lease‑up goals are met or exceeded per the budget and ownership timeline. Proactively lead leasing efforts as market changes occur and create sales and marketing plan to react and communicate accordingly.
  • Promote resident satisfaction through ongoing communication, addressing concerns, and providing top‑notch service.
  • Ensure completion of service requests and oversee communities' maintenance tasks.
  • Timely completion of all community reporting, including financial and marketing reports.
  • Implement and oversee preventative maintenance programs and manage vacant home statuses.
  • Analyze market trends to identify potential impacts on community performance and develop corresponding marketing plans.
  • Oversee lease/HOA enforcement and communication with board members.
  • Approve invoices from vendors, contractors, and service providers, managing communication between parties.
  • Conduct daily financial transactions and tasks related to community financial operations.
  • Utilize property management software to track unit availability, resident data, and improve existing programs.
  • Ensure properties meet company standards and prepare units for leasing.
  • Handle inquiries from prospective residents, schedule property tours, and assist with lease agreements and move‑in processes.
  • Facilitate resident satisfaction through proactive communication and follow‑up.
  • Maintain resident files and assist with service requests.
  • Promote positive resident relations and respond promptly to concerns.
  • Adhere to company policies and safety rules.
  • Focus on increasing revenue while controlling expenses, including revenue collections and delinquency control.

Qualifications
  • Licensed Texas realtor agent or broker strongly preferred.
  • High School Diploma/GED required.
  • Bachelor’s degree preferred.
  • 5+ years of progressive experience in residential property management, focusing on Build‑to‑Rent.
  • 2+ years of leadership experience, including team management and development.
  • REIT or Investor Ownership experience with ability to drive results in a proactive manner.
  • Strong leadership experience and proven track record of successful portfolio management.
  • Excellent communication skills and ability to build positive tenant relationships.
  • Familiarity with property management software and relevant regulations.
  • Ability to work a flexible schedule and effectively manage workload.
Essential Functions
  • Adheres to a varied work schedule, including weekends and some holidays, as required to be available to current and prospective residents.
  • Ability to access, input, and retrieve information from a computer and/or electronic device.
  • Excellent organization, coordination, and project management skills.
  • Lift or move items up to 25 pounds.
  • Ability to walk, sit, or stand for extended periods.
  • Effective written and verbal communication skills in English.
