The Assistant Project Director will work directly with the Mid-Atlantic development team on a diverse range of development initiatives in our geographic region, which includes Pennsylvania, Maryland, DC, Virginia, and North Carolina. We are looking for a highly motivated, team-minded individual to support projects undertaken by Winn Development. You will be responsible for tasks from project inception through construction completion, with full exposure to the real estate development business and the entire deal lifecycle.
Strong candidates will have a demonstrated ability to operate in fluid, fast-moving organizations with a willingness to take on new challenges and an excitement about the work.
The salary range for this role is $90,000 to $120,000 annually dependent on experience. Please note that this position is a hybrid role based out of the Washington, D.C. corporate office near Union Station. Generally our team works in person in the office Mondays – Thursdays and remotely on Fridays. Additional flexibility is offered when traveling to project sites or for events and meetings.
Responsibilities- Prepare financial models in Excel for proposed development or acquisition projects.
- Assist in the preparation of tax credit applications, financing applications, project proposals and presentations.
- Communicate and present on behalf of Winn to lenders, investors, resident and community groups and state financing agencies.
- Update and monitor project websites and create materials for community meetings and events.
- Assist in the review of loan, equity, and regulatory documents.
- Monitor and verify the flow of funds on specific projects (invoice approval, requisition submission and approvals. etc).
- Organize, document, and distribute due diligence materials during the project acquisition and financial closing processes.
- Complete required lender and agency paperwork for projects.
- Monitor completion of tasks by Winn team members and third-party professionals (architects, engineers, general contractors, attorneys, surveyors, appraisers, consultants, etc.).
- Assist with design and construction tasks, including permitting, reporting to agencies on various requirements, coordination of design and construction team members, and reviewing requisitions.
- Provide ad-hoc support to the Development team as needed.
- 1-3 years of relevant real estate and/or affordable housing underwriting experience.
- A current driver’s license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Strong familiarity with Microsoft Office suite, including Excel, Word, and PowerPoint.
- Hands-on financial modeling and analysis experience.
- Excellent written and verbal communication skills. Ability to read and understand complex documents.
- Strong project management skills and a focus on completing tasks efficiently and on schedule.
- Super attention to detail, high level of accountability, and an ability to work autonomously.
- Master’s degree in a related field.
- Direct experience with real estate development and public agencies in the Mid-Atlantic region.
