Job Summary:
Regional Maintenance Supervisors support maintenance operations across all assigned regions by performing hands‑on maintenance, providing training and coaching to team members, and ensuring cost-effective practices. This 100% in‑person support role requires daily travel between properties within assigned regions, successful collection of monthly preventive maintenance logs, and conducting quarterly inspections to maintain operational excellence.
Essential Duties & Responsibilities:
- Oversee multiple sites, develop training programs, manage vendors and capital projects, and standardize processes across all sites.
- Ensure adherence to customer service standards and timely resolution of resident maintenance issues.
- Daily travel required and must be open to overnight stays, using reliable transportation.
- Work onsite daily; this is not a remote position.
- Conduct quarterly property inspections for assigned regions.
- Spend 50%–100% of time performing hands‑on property maintenance.
- Cover properties directly or coordinate with local maintenance staff to prevent lapses in coverage during vacancies.
- Assist maintenance staff in resolving and handling repairs daily.
- Cover on‑call duties for existing staff absent or on leave.
- Collaborate with Regional Manager, HR, and Superintendent to hire, train, and develop on‑site maintenance technicians.
- Inspect properties for safety and security issues and ensure required maintenance and repairs are completed.
- Assist property manager with preparation of maintenance operating budgets.
- Collect all preventive maintenance logs from assigned properties each month.
- Lead regional training events with all maintenance staff once per quarter.
- Maintain systems for monitoring and tracking work orders, preventive maintenance, safety compliance, supplies, purchases, and efficient read‑ies.
- Lift up to 55 lbs.; work in enclosed spaces and outdoors in all weather conditions.
- Assist with special projects in other regions as required.
- Maintain positive professional relationships with residents, vendors, and staff.
- Report health and safety concerns on site.
- Work with property manager and regional manager on state or syndicator inspections for timely close‑outs.
- Assist oversight of capital projects and vendor relationships.
- Assist in interviewing for maintenance positions when needed.
Required Qualifications:
- Education:
High School diploma or equivalent. - Eagle EPA 608 Universal Certification and working knowledge of HVAC.
- Minimum 3 years of verifiable HVAC troubleshooting, repairs, and installation experience.
- Minimum 3–5 years of maintenance supervisory experience.
- Minimum 5–8 years of overall maintenance experience.
- Proficient in Microsoft Word, Outlook, Teams, Excel, PowerPoint, and Real Page One Site.
- Competent in carpentry, plumbing, masonry, electrical, appliance repair, machine repair, painting, and janitorial.
- Knowledge of building trades and ability to read blueprints and schematics.
- Familiarity with hand tools and power tools common to listed skills.
- Own vehicle and hand tools.
- Deep understanding of LIHTC, HOME, and Section 8 compliance and budget planning.
