Property Managers are responsible for maintaining our communities to a market‑ready standard, ensuring a high level of service, and motivating high‑performing teams to maximize property performance.

Job Description

ESSENTIAL

JOB DUTIES:

  • Ensuring the smooth running of our community in a fast‑paced environment, overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits.
  • Providing superior customer service and communication to our residents and prospects to enhance satisfaction, increase renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork to company standards.
  • Tracking and evaluating advertising and client traffic.
  • Developing, mentoring, leading, and managing a high‑performing, cohesive team—including leasing, customer service, maintenance, and management personnel—to maximize engagement and minimize turnover.
  • Driving revenues with a thorough understanding and analysis of competition and development opportunities.
  • Leading by example. Instilling, maintaining, and modeling Cushman & Wakefield’s mission to be the best national management company.
  • Supervising day‑to‑day operations of the entire on‑site team, ensuring compliance with all policies and procedures.
  • Maintaining effective on‑site staff through interviewing, hiring, and coaching as necessary.
  • Maintaining residents’ files in accordance with company standards.
  • Maintaining a positive living environment through prompt conflict resolution and consistent follow‑up.
  • Managing and maintaining all aspects of the overall community budget and finances.
  • Working with leasing staff to ensure leasing/marketing goals are being met.
Competencies
  • Effective communication and customer service skills.
  • Computer literate, including Microsoft Office Suite and internet navigation skills.
  • General office, bookkeeping, and sales skills with excellent oral and written communication.
  • Determine leasing opportunities for staff and set performance goals.
  • Supervise day‑to‑day operations of the team, ensuring compliance with all policies and procedures.
  • Be able to manage a team.
  • Perform any other related duties as required or assigned.
Education
  • Bachelor’s Degree preferred.
  • Real Estate License preferred.
Experience
  • 3+ years of Property Management experience.
  • 3+ years of Management experience.
Work Environment

This job operates in a professional office environment. The role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel is required.

Physical Demands

Stand and walk for extended periods, ascend and descend staircases, ladders, and/or step stools, and may need to travel outside between buildings in varying outdoor weather conditions. The employee may be required to remain in a stationary position (sit or stand) for 85% of the time, operate office machinery, and travel up to 15% of the time. The employee must be able to exert up to 25 pounds occasionally or frequently to lift, carry, push, pull, or move objects.

Benefits and Compensation

Compensation: $63,750.00 – $75,000.00. Cushman & Wakefield provides eligible employees with a comprehensive benefits package including health, vision, and dental insurance, flexible spending accounts, health savings accounts, retirement savings plans, life and disability insurance programs, and paid and unpaid time away from work. The compensation offered will depend on factors such as collective bargaining agreements, geographic area, market pay rates, and the candidate’s experience and qualifications.
