Job Summary

Reporting to the Supervisor, Housing Facilities Operations, this position works independently or with other team members to perform basic general maintenance and repairs to AU Student Housing Facilities. Maintains, services, and conducts minor repairs on buildings and equipment. Performs a variety of semiskilled duties in the areas of plumbing, carpentry, electrical, painting, or plastering. Assists maintenance engineers and other workers with their tasks.

Complies with established safety guidelines and procedures.

Responsibilities
  • Perform inspections of existing spaces to identify deficiencies related to mechanical systems, electrical and lighting components, windows, doors, locks, and surface finishes.
  • Initiate Work Orders within the existing Work Management system and update information as progress is made.
  • Perform assigned routine maintenance tasks, troubleshoot and repair various building system components including heating, cooling, ventilation, control systems, plumbing, and lighting.
  • Respond to system failures including electrical outages, plumbing and HVAC system leaks, clear clogged piping and drains, and assist with cleanup of affected areas.
  • Install, troubleshoot, repair, and maintain building electrical and lighting systems (ballasts, devices, small fan motors, outlets, switches).
  • Provide routine and scheduled maintenance including replacing lamps, ballasts, and batteries.
  • Perform basic carpentry tasks such as painting, door repair, casework, signage repair, and replacement.
  • Maintain indoor surfaces regarding finishes, patch/paint walls, and floorings.
  • Provide support for student housing events throughout the year including move‑in/out and special events.
  • Coordinate work performed by outside vendors and contractors including annual compliance inspections of elevators and other regulated systems.
  • Collaborate with housing unit staff including Resident Advisors on access needs and work progress.
  • Perform all work in a timely, safe, and cost‑effective manner while protecting building structure and occupants; comply with regulatory guidelines and standards.
  • Ensure quality and timely responsiveness of assigned maintenance activities, including after‑hours response to emergency calls.
Required Qualifications
  • High School diploma or GED with three years of experience or Associate’s degree from an accredited college or university.
  • Valid driver’s license.

Required Qualifications
  • Moderate level of knowledge in general building maintenance and construction skills.
Preferred Qualifications
  • Associate’s degree from an accredited technical college and five (5) years of experience in a maintenance organization.
Knowledge, Skills, & Abilities
  • Knowledge and understanding of basic building maintenance, operations, and repair including electrical, plumbing, mechanical, carpentry, and general trades. Basic knowledge of current building codes, practices, and OSHA standards.
  • Basic ability to correctly and safely use common hand and power tools.
Shift, Salary, and Benefits

Shift: Days – 8:00 am to 4:30 pm Monday through Friday; must work mandatory overtime which can include holidays, weekends, and after regular working hours.

Pay Band: B8

Salary: $21.83 hourly, commensurate with qualifications within the established range.

Benefits include health, dental, life insurance, Teachers Retirement (or Optional Retirement Plan), earned vacation time, sick leave, and 13 paid holidays. Full‑time employees employed for more than six months may be considered for the Tuition Assistance Program.
