LaBella Associates is seeking a qualified Facilities Project Manager in the Environmental Division for a client’s office in Augusta, Maine. The Environmental Division provides comprehensive management services for multi-year operations and capital programs, with project teams delivering a customized mix of business consulting, project management, financial control and monitoring, administrative, and technical support services.
Base pay range$65,000.00/yr - $95,000.00/yr
Responsibilities- Oversee maintenance, security, capital and operation-based project implementation and overall functionality of properties within the client’s portfolio to ensure buildings and facilities remain safe, efficient, and well-maintained for tenants, employees, or visitors.
- Work directly with, and report to, the client’s Building Asset Management Senior Manager for Maine Building Operations and Projects.
- Support the Client's Facility Senior Manager in day-to-day operational management of all aspects of the property to ensure maintenance of approved quality standards.
- Coordinate and prepare maintenance programs relating to interior and exterior conditions and appearance of the properties.
- Complete work order requests in a timely fashion and coordinate with Senior Manager or other maintenance staff regarding completion of requests.
- Provide effective leadership in a matrix organization.
- Oversee routine maintenance, inspections, and emergency repairs.
- Negotiate contracts with service providers for cleaning, security, landscaping, system maintenance and repairs, and other facility needs.
- Manage budgeting and cost control for repairs, utilities, and operational expenses.
- Ensure the property meets government regulations, environmental standards, and health and safety requirements.
- Implement security measures and emergency preparedness plans.
- Project Management Institute (PMI) Project Management Professional (PMP) preferred
- Direct experience managing building portfolio projects such as HVAC, office renovations, power systems / generators, site infrastructure / parking lot improvements, UPS and building additions / new structures
- Minimum of 3-5 years of facility coordination or management experience required
- Ability to work well with a variety of different individuals both inside and outside of the company
- Ability to handle multiple complex tasks with minimal supervision while also adhering to the policies and procedures and Owner objectives
- Mechanical knowledge to understand and address maintenance issues promptly
- Strong computer, writing and communication skills
- Strong leadership skills to manage a team effectively
