Job DescriptionThis role will be responsible for performing global analytics and conducting market research in targeted metros and regions, developing site selection opportunities, determining market rates, negotiating commercial terms with data center operators and stakeholders, and constructing and negotiating complex lease agreements and associated legal documents for large sites. The Site Selection Manager will negotiate strong commercial terms, align base build and data hall design to Oracle’s desired specs, and drive accountability with data center operators to ensure on‑time delivery and operational compliance.
The role will work closely with capacity planning, design and data hall engineering, construction, delivery, legal, security, networking, compliance, and operations teams throughout each project, and prepare and present periodic investment write‑ups and governance presentations. Role requires strengths in stakeholder management, analytics, negotiation, and a drive to execute.
- Lead lease execution from demand signal through general availability date, driving safety, quality, rates, schedule, and cost within critical timelines.
- Manage multiple lease projects and coordinate with internal team members, consultants, vendors, and external stakeholders.
- Work with capacity planners and network specialists to understand capacity needs and site requirements.
- Lead cross‑functional teams to evaluate, select, negotiate, and recommend leases for approval.
- Develop metro strategies based on market expertise, time‑to‑market and cost efficiencies.
- Drive commercial terms with lease providers in the region.
- Collaborate with Corporate Procurement to execute lease documents.
- Work with Finance to conduct total cost of ownership (TCO) analysis and recommend strategies.
- Maintain systems of record for accurate data fidelity and executive reporting.
- Conduct market research on target metros, regions, and countries.
- Provide analytical reporting on market strategies, outlining risks on delivery and supporting day‑to‑day activities.
- 5–10+ years relevant experience and BA/BS degree.
- Experience in site selection for industrial‑scale projects, real estate evaluation, acquisition, development, construction, lease agreements, infrastructure delivery, and awareness of utility agreements, sustainable practices, and financial modeling.
- Strong contributor individually and as a team member, capable of progressing work streams independently.
- Excellent problem‑solving ability in fast‑paced, ambiguous environments.
- Advanced Excel skills for managing global data and capacity opportunities.
- Knowledge of the data‑center industry, operators in the region and market dynamics is preferred.
- Experience leading complex negotiations and contract formation.
- Knowledge of real‑estate and mission‑critical environments, e.g., data centres.
- Background in real‑estate development and land acquisition, understanding of local laws and permitting.
- Understanding of hybrid real‑estate solutions such as build‑to‑suit, retail, and wholesale leases.
- Strong collaborator working closely with multiple teams and subject‑matter experts.
- Confident, ownership mindset, and willingness to complete complex negotiations and initiatives.
- Positive attitude and commitment to high‑paced, fast‑changing work environments.
- Strong analytical, creative thinking, and verbal and written communication skills.
- Willingness to travel globally for data‑center visits (≈50%).
