Contracts Manager, Program / Project Manager
Overview
We are looking for a Construction Superintendent that is a self-starter with strong leadership skills. This person will be responsible for day-to-day progress on the jobsite as well as RFIs, Submittals, scheduling, turnover to management, etc.
Responsibilities- Provides management oversight for all phases of Multi-Family construction.
- Ensures the project is built in accordance with contracts, plans, specifications, subcontracts, purchase orders, etc.
- Facilitates communication throughout the project.
- Meets the schedule and budget.
- Strictly enforces OSHA standards.
- Interprets legal and construction documents and administers the prime contract.
- Develops and maintains project schedules.
- Applies basic estimating and quantity take-offs to produce detailed studies that support production budgets.
- Gathers, analyzes and interprets information on approval time, fabrication and delivery of all items.
- Develops and maintains project budget; manages project cost forecasts, labor, cost control; monitors all expenditures with the superintendent; analyzes cost reports and takes appropriate action; ensures accuracy of reporting; approves and prepares all scope changes and associated costs; establishes Schedule of Values for monthly billing; submits monthly billing; collects interim billings and final billing.
- Understands contracts and administration; prepares subcontracts, purchase orders and change orders; ensures all contract requirements are maintained (safety documents, insurance, bond, etc.).
- Is ultimately responsible for all project documentation.
- Monitors job mobilization; possesses strong technical knowledge of construction processes; evaluates construction processes.
- Controls and facilitates all project meetings.
- Is ultimately responsible for successful project closeout, including contract requirements and work scope items (punch lists).
- Oversees and directs the work of subordinates.
- Listens to, understands and effectively responds to management needs and concerns.
- Develops and maintains positive relationships with management.
- Minimum 2 to 5 years’ experience supervising all phases of multifamily, housing or hotel construction.
- Understands and can interpret codes and UL assemblies.
- Must be able to read and understand plans and specifications.
- Great communication skills including verbal and written.
- Organized and detail oriented.
