Community Manager – Sofi at 6311 – Austin, TX

Valiant Residential is seeking a Community Manager who is responsible for supervising, controlling, and planning the day-to‑day activities of the apartment community. They are also responsible for implementing company policies, procedures and programs that will assure a well‑managed, well‑maintained building within established management operating standards and ensuring compliance with all regulatory agencies and investors.

What You’ll Be Doing
  • Screen, hire, orient, and train new personnel using best practices.
  • Support staff to encourage teamwork and lead by example, ensuring timely handling of performance evaluations, salary reviews, time sheets, and status change forms.
  • Determine transitions and promotions for on‑site personnel.
  • File reports regarding work‑related injuries.
  • Maintain accurate records of all community transactions and submit them on time (e.g., rent rolls, delinquency reports, move‑ins/move‑outs, accounts payable, office supplies orders).
  • Prepare annual budgets and income projections, ensuring accurate and timely posting and deposit of rents and late fees.
  • Review, code, and approve invoices for payments.
  • Make daily bank deposits.
  • Maximize property occupancy through effective leasing and marketing strategies.
  • Oversee Assistant Community Manager and Leasing Agent associates’ use of policies and procedures, including priority wait lists and phone techniques.
  • Ensure leasing practices conform to federal, state, and local law and maintain compliance with credit and criminal report requirements.
  • Prepare, process, and sign leases and related documents or supervise others.
  • Collect rents and late charges, handle delinquent accounts, and pursue lease renewals aggressively.
  • Supervise leasing employees and maintain good closing techniques.
  • Handle evictions and landlord liens.
  • Maintain resident files, including move‑in sheets, move‑out notices, and security deposits.
  • Ensure residents have a clean, safe, and well‑maintained community.
  • Handle maintenance requests promptly, notifying residents of delays when necessary.
  • Maintain common areas and ensure make‑ready vacant units are available.
  • Oversee risk management and emergency procedures.
  • Inspect the property continually, record deficiencies, and take corrective action within budget limits.
  • Maintain key control coding for all units and areas.
  • Respond to emergencies and report accidents to the Regional Community Supervisor immediately.
  • Review weekly reports for accuracy and completeness.
  • Supervise outside contractors.
  • Assist in preparing the property for code, mortgage, and other inspections.
  • Report any employee policy violations to the Regional Community Supervisor.
  • Develop and enforce community policies and rules.
Requirements
  • Minimum of 3+ years of property management experience.
  • Ability to apply logical thinking to define problems, gather data, draw conclusions, and initiate action.
  • Strong verbal and written English communication skills.
  • Bilingual in Spanish is a plus.
  • Fair Housing certification before interacting with prospects or residents.
  • Proficiency with Microsoft Office Suite, community software applications, and basic PC skills.
  • Knowledge of OSHA laws and regulations.
  • Availability to work evenings and weekends.
  • Professional appearance and compliance with the Employee Handbook; must pass a drug test.
