Summary and ResponsibilitiesThe Property Manager reports directly to the Regional Manager. As the Property Manager, you are responsible for the overall operational efficiency of the community and staff. The Property Manager ensures the asset exceeds occupancy and financial targets, resident satisfaction, team leadership and development, vendor relations, and the overall aesthetic of the community. Positively represents DMA by adhering to quality standards and a customer‑focused approach.
- Works with the support of the Regional Manager and leadership to drive occupancy and renewals, revenue, resident satisfaction, and ensure that the community maintains optimal performance.
- Responsible for oversight in tracking and updating move‑in and move‑outs, ensuring that work is completed within 7 days of move‑out. Acts when needed to ensure that targets are met or exceeded.
- Tour prospects around the community, giving special attention to features/amenities offered, available floor plans, information about the area, resident events, etc.
- Be a resource for residents by displaying a welcoming and engaging attitude. Take time to understand and resolve issues, etc.
- Work with compliance department and leadership to ensure community remains compliant and inspection ready.
- Ensure financial targets are achieved through controlled expenditures and assertive collection efforts.
- Meet with potential vendors and maintain current vendor relationships.
- Obtain proposals for out‑of‑warranty work.
- Available for emergency situations; advise Regional when not available so all emergencies are addressed.
- Responsible for developing community budget, running financial reports, explaining delinquencies and variances, reforecasting, etc.
- Work in partnership with maintenance to delegate and track work‑order completion; report and notate any delays.
- Follow DMA policy and procedures when ordering supplies, staying within budget, and obtaining necessary approvals for items outside of budget.
- Match invoices to purchase orders, code, approve and send to corporate for payment. Track payables and update vendors on any payment issues. Collect necessary information timely to ensure vendors are paid on time.
- Provide leadership and development opportunities through task delegation, DMA‑sponsored training, and teachable moments. Track all required training for onsite staff.
- Work with Human Resources to address all employee coaching/counseling needs.
- Ensure collection and eviction process follows policies and procedures entirely.
- Approve timesheets and time‑off requests no later than the end of the pay period. Track overtime to ensure DMA overtime policy is followed. Address violations immediately and consult with Human Resources.
