Maintenance Supervisor - Austin, Texas

• Oversee all aspects of service operations to ensure operational goals are achieved.
• Participate in completing work orders, including repairing and replacing appliances, plumbing systems, air conditioning, heating, and electrical systems.
• Maintain a positive attitude and provide quality customer service to all prospective and existing residents.
• Train all maintenance teammates and encourage them to reach their full potential.
• Provide input to the Property Manager regarding teammate performance reviews, resident praise, corrective action needs, etc.
• Assist the Property Manager in recruiting and interviewing potential maintenance team members.
• Oversee organization of the maintenance shop and property appearance.
• Research and evaluate current and potential products used in maintenance and upkeep of the property.
• Schedule and supervise all in‑house and/or vendor work.
• Manage work orders and response times, ensuring completion within established deadlines.
• Responsible for inventory, ordering, and delivery of all necessary supplies and equipment for maintenance.
• Oversee and manage a safe, healthy, and accident‑free environment.
• Ensure OSHA standards are met at all times.
• Oversee unit turns and renovations within set goal time frames.
• Walk apartments upon move‑out with leasing team to assess damage and determine work needed to make the apartment rent‑ready.
• Perform additional duties as required.

• At least 8 years of general maintenance/general repair experience, with 3 years of apartment industry experience required.
• Management experience required.
• EPA Universal certification required.
• Trade skills including plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc.
• Trade licensing preferred but not required.
• Tech savvy; proficient with computers and basic software programs.
• Must have an own tool kit.
• Must live within 30 minutes of property.
• Must have dependable transportation and be able to accommodate a rotating on‑call schedule.
• Must be able to perform physical requirements of the job such as lifting, carrying, pushing or pulling objects up to 50 pounds.

Requires ability to walk, stand, sit, and climb stairs for office work, apartment inspections, and sales tours. Approximately 60% of time is spent walking and climbing, and 30% sitting. Requires the ability to lift or carry for document dissemination, apartment preparation, and moving furniture/appliances.

• Over 150 pounds – Rare need (less than 5% of time)
• Between 75–150 pounds – Occasional need (1% to 33% of time)
• Between 25–75 pounds – Frequent need (33% to 66% of time)
• Less than 25 pounds – Constant need (66% to 100% of time)
