AboutThe Role
The Property Manager will oversee the daily operations of medical office buildings. Key areas of responsibility include tenant relations, property operations, construction, lease and contract administration and financial management/analysis. Conduct all property activities in coordination with the General Manager/Regional Manager and Owner.
This role plays a key part in maintaining the reliability and performance of our buildings, creating safe, functional environments for tenants, clients, and patients.
Key responsibilities may include, but are not limited to:
- Support General Manager with building staff and vendors while monitoring performance in accordance with the Company and Owners' policies
- Support the planning, budgeting and control of operating and capital expenditures
- Assist in the preparation of annual budgets, quarterly re-forecasts and monthly financial statements. Actively participate in accounts payable and accounts receivable process
- Conduct required building inspections
- Prepare bid specifications, request proposals, and evaluate bids
- Coordinate contractor activities and oversee construction projects as required
- Complete tenant move-ins, and move-outs from start to finish
- Maintain service agreements and assure tenant and vendor certificates of insurance meet all requirements.
- Participate with General Manager and Leasing Manager (if applicable) on periodic market tours
- Assure life safety programs are in place and meet all company guidelines and legal requirements for tenants and employees of properties
- Maintain the property tenant handbooks and emergency procedures and review with each new tenant
- Other duties and special projects as assigned to support the team and General Manager
- Bachelor's degree in related field preferred;
High school diploma or GED required - 3+ years commercial property management experience
- Must be located in Austin, TX area or surrounding area for the duration of employment
- Must be in office, on site, 5 days a week
- Demonstrated proficiency in Microsoft Excel, Microsoft Word, Yardi, or other relevant software programs
- Experience managing and developing team members
- Strong communication skills (oral and written)
- Exposure to financial statement preparation along with strong math skills
- Experience abstracting lease and understanding lease language
- Strong customer service skills to promote positive client/tenants’ relations
- Ability to work independently in a highly visible position
- Ability to multi-task and prioritize
Strong organization skills and ability to foster teamwork - Basic knowledge of building mechanical systems and construction management
- Exercises sound judgment independently and maintains flexibility for up to 10% annual travel.

The estimated base salary range for this position is $75,000 – $100,000 per year. This range reflects a good‑faith estimate of the base salary Ventas reasonably expects to pay at the time of posting. Actual base pay will be determined based on work location, skills, qualifications, relevant experience, and business needs.
In addition to base salary, this role is eligible for discretionary incentive compensation and a comprehensive benefits package, which includes medical, dental, vision, retirement savings, paid time off, and other wellness benefits under applicable plan terms.
