As a Commercial Property Manager, you will lead day-to-day operations and long-term performance of assets across our commercial real estate portfolio. This role is responsible for property performance, execution of the property vision, and ensuring the sites feel cared for, active, and ready for leasing, growth, and tenant success. The right candidate will have commercial property management experience and be proactive, comfortable taking ownership, making decisions, and coordinating across teams.

This position is the primary connection point between tenants, vendors, and Topo, and plays a key role in maintaining high-quality building standards, communication, and consistent follow-through. This role blends traditional commercial property management with community-building by supporting events, activations, and meaningful engagement that brings energy to the property and strengthens tenant relationships. This position reports to the VP of Property Operations.

Key Responsibilities Property Operations
  • With “owner’s eyes”, conduct regular property inspections, walk sites, identify issues early, and maintain high-quality building standards.
  • Execute Topo’s property vision through thoughtful onsite presence, coordination with leasing, development, design, and facilities.
  • Coordinate maintenance, repairs, and capital improvement projects with support from property coordinator, facilities team and vendor network.
Financial Management
  • Manage expenses, approve invoices and track financial performance.
  • Prepare and manage annual operating and capital budgets.
  • Review Monthly Financial Statements and variances
  • Work with accounting teams to ensure accurate reporting and rent collections to ensure lease compliance and coordinate with asset management and legal functions on lease enforcement
Tenant Relations
  • Manage and support tenants through consistent communication, proactive problem-solving, responsive follow-up, and strong move-in and move-out coordination. Support leasing efforts with showings, condition photos, access coordination, and on-the-ground intel to help qualify prospects.
  • Plan and execute property events, activations, and experiences that build community and energy on site with support from the operations and community teams.
  • Gather tenant feedback, track themes, identify opportunities for improvement, and translate insights into actionable operational changes.
  • Manage social media, onsite signage, marketing elements, and brand presence at the property in partnership with Topo’s design and marketing functions.
Qualifications
  • 7+ years working in commercial real estate, ideally with at least 5 years directly managing commercial assets (retail, office, hospitality experience is a plus).
  • Deep sense of personal ownership and accountability.
  • High attention to detail.
  • Excellent written and verbal communication, and strong interpersonal skills.
  • Creative problem solver who can juggle multiple priorities and drive projects to the finish line.
  • Able to deliver a high level of customer service while staying organized and proactive.
  • Bachelor’s degree or equivalent professional experience.
