HVAC Maintenance Technician

Location:

8600 North Lamar Boulevard, Travis County, Austin, TX 78753 (Affordable Housing Community)

Compensation: $23-28 Per Hour (Based on experience]

Position Summary

As an HVAC Maintenance Technician in one of our affordable housing communities , you’ll take the lead on servicing, maintaining, and repairing heating, ventilation, and air conditioning systems across the property. Your work will directly impact resident comfort, energy efficiency, and overall property performance. This is an ideal opportunity for a hands‑on professional with strong HVAC skills and a passion for service, safety, and quality.

Essential Functions HVAC-Focused Responsibilities
  • Diagnose, repair, and maintain heating, ventilation, and air conditioning systems, including compressors, condensers, refrigerant lines, thermostats, coils, and air handlers
  • Conduct seasonal inspections, filter replacements, and system calibrations to maintain energy efficiency and peak performance
  • Access rooftop units, attics, and tight mechanical spaces to complete HVAC‑related service tasks safely and thoroughly
  • Maintain HVAC tools and parts inventory, ensuring readiness for urgent repair needs
  • Ensure all HVAC work is performed in compliance with industry regulations and safety standards
General Maintenance & Repairs
  • Perform general maintenance tasks including plumbing, electrical, appliance repair, and carpentry
  • Respond to resident work orders promptly, providing courteous and timely service
  • Replace/install fixtures such as faucets, outlets, locks, light bulbs, and cabinets
  • Provide exceptional customer service and maintain positive resident relationships
  • Accurately manage work orders by closing, editing, and documenting service details in the property management system
Preventative Maintenance
  • Conduct regular inspections of all building systems
  • Complete scheduled maintenance to prevent system failures
  • Identify and report safety hazards or issues to the Maintenance Supervisor or Property Manager
Common Area & Unit Maintenance
  • Prepare vacant units for new residents with HVAC testing and full system functionality checks
  • Maintain common areas and grounds for safety and cleanliness
Safety & Compliance
  • Follow OSHA safety protocols and company procedures
  • Use small hand tools, gas‑powered tools, blowers, ladders, power washers, and cleaning equipment as required
  • Remain observant for any hazards that could pose risk to residents, staff, or the public
  • Perform after‑hours emergency on‑call coverage as scheduled
  • Maintain a service‑first, professional approach in all resident and vendor interactions
  • Must have reliable transportation to report to work and respond to on‑call emergencies
