Mobile Building Engineer

The work hours for this position may include days, afternoons, evenings, weekends, and/or holidays.
The Building Engineer is responsible for Operation, Replacement, Repair and Maintenance of building related mechanical, electrical, control systems, plumbing, air handling units, pumps, heat exchangers, expansion joints, and other building mechanical systems. Work involves the lifting of heavy mechanical equipment and apparatus, and may be performed in areas of extreme heat, cold, and/or noise. Receives and responds to service calls, takes immediate action to resolve emergency situations or system breakdowns.
Ensure all preventive maintenance is completed and necessary repair are always made. Ensures that work area/plant is always clean, safe, and that managed/generated utilities meet delivery specifications. Oversees contractors, routine and preventive maintenance work to ensure work is performed appropriately and in a safe manner. Communicates with ISS and Customer operations management teams, tenants/utility system end users, and Business Unit Stakeholders.
The Building Engineer requires a Journeyman Craftsman skillset.
Success criteria include understanding and troubleshooting office building emergency and fire systems, central plant systems and supporting equipment, and Building Automation Systems (BAS). The role also requires the ability to operate, monitor, adjust, and maintain plumbing, mechanical, minor electrical components/systems, and the ability to read Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps and/or Electrical Diagrams. The candidate must produce a quality work product in a prompt, safe and efficient manner, work without supervision and appropriately with multiple deadlines, maintain a good attendance record, and for internal candidates, must constantly receive a "meets expectations" job performance review.
Key areas of collaboration and influence include reading, writing, and communicating in English, working and participating well as a team member, good organization skills, disciplined approach to daily activities, presenting oneself in a professional manner, and great communication skills needed to interact with customer and tenant accordingly.
Experience requirements include a valid driver's license and MVR check, HS Diploma or greater, minimum of five (5) years of experience in the operation & maintenance of building systems, HVAC, mechanical, plumbing, electrical, and/or control systems, experience with customer line of business, experience with customer building type(s), required certification in location applicable disciplines, including HVAC, Mechanical, Electrical, Hydraulics, Plumbing, or Automation/Controls Formal OEM or employer training, Trade School, apprenticeship program, etc.,
or combination thereof, Universal EPA Certification (required for HVAC), State or recognized AHJ license (required for Electrician), ability to read, write, and communicate in English required, works and participates well as a team member, communicate well with others; clearly write and speak to clients, superiors, coworkers, good organization skills; disciplined approach to daily activities; takes a sense of pride in all aspects of the job, presents self in professional manner: neat appearance and grooming.
Key accountabilities include performing/directing TS operation, replacement, repair, and maintenance of all related mechanical, electrical, control systems, plumbing, and life safety systems, performing/directing TS Preventive Maintenance Work orders from PM Calendar, routine and preventive maintenance duties including filter changes, lubrication, control and performance check. Replace bearings, motors, and dampers, working closely with the "Manager" to optimize the Preventative Maintenance Program, responding to trouble calls;
works closely with Operations to ensure efficient operations; maintaining records, logs and files as required, performing scheduled rounds and readings on plant systems/assets, ensuring maintenance is executed according to established standards, identifying deficiencies through regular and thorough inspection of facility equipment and systems, diagnosing, locating the cause of, and repairing malfunctioning systems and components using test equipment, analyzing the operation of various systems, determining the cause of any problems/malfunctions and taking corrective action as required, monitoring operation, adjusting and maintaining facility equipment and systems, records readings as necessary to ensure proper operation of equipment and systems, and notifies appropriate parties of any problems or malfunctions, following through on maintenance needs and deficiencies as appropriate, installing, testing,…
