Job Description
- Perform all sales and leasing activities in person to meet revenue and occupancy goals.
- Conduct property tours, show apartments, process applications, credit and background checks, prepare lease documents and manage move‑in/renewal signatures.
- Design and execute off‑site marketing activities, including resident referral programs and employer outreach, and leverage internet marketing and social media.
- Gather and analyze market and economic trends, recommend improvements, and stay informed of industry changes.
- Enforce lease processes – inspections, evictions, collections, notifications, and other procedures as outlined in the lease agreement.
- Follow‑up with prospects and residents to ensure satisfaction, finalize lease decisions, and support renewals prior to move‑out dates.
- Maintain safety, cleanliness, and the general appearance of the property; report mechanical or electrical issues and any injuries.
- Resolve resident complaints and maintain excellent communication.
- Develop and implement short‑ and long‑term marketing plans to sustain occupancy and meet concessions or specials policies.
- Perform other duties as assigned.
Essential Requirements
- Available to work weekends when scheduled; able to perform essential job functions independently.
- Work in office environment with frequent exposure to outdoor elements (weather, temperature, odors, etc.).
Qualifications Summary
- High School Diploma or GED.
- Preferred experience in property management, sales, marketing, or customer service sufficient to manage day‑to‑day apartment community operations.
- Strong communication, presentation, and delivery skills.
- Proficiency in internet, word processing, spreadsheet, database reporting; strong property‑management software skills (preferably Entrata, Yardi, or One Site).
- Valid driver’s license.
- Physical ability to push, pull, lift up to 20 lbs independently and 50 lbs with assistance; stand, walk, reach, climb, stoop, and sit for keyboard work.
- Routine local travel may be required for meetings and training.
Work Hours & Schedule
40 hour regular work week, typically Monday‑Friday 9 am – 6 pm;
Saturday 10 am – 5 pm;
Sunday 1 pm – 5 pm.
