We are seeking an Operations Manager for an affordable housing services firm in Ayer, MA. The Operations Manager oversees the daily operations of the business and ensures all affordable housing programs run smoothly, from project setup through applicant qualification and compliance.
Responsibilities- Manage affordable housing project workflows, including permitting coordination, application setup, lottery management, and applicant qualification.
- Work with developers, municipal agencies, and state housing programs.
- Lead day-to-day office operations and ensure smooth workflow across the organization.
- Supervise two office staff members and provide daily direction and support.
- Improve internal systems, processes, and operational efficiency.
- Apply affordable housing regulations and ensure compliance with state and municipal requirements.
- Maintain accurate documentation, reporting, and recordkeeping.
- Oversee ongoing monitoring of affordable rental units.
- Support marketing efforts for housing lotteries and compliance programs.
- Provide timely and professional communication to applicants, clients, and town officials.
- Proficiency in financial management including budgeting and financial reporting.
- Strong knowledge of affordable housing regulatory compliance and related legal frameworks.
- Experience with property management software and project management to oversee housing operations and maintenance.
- 5 years of experience in affordable housing, real estate development, property management, or municipal government.
- Experience working with affordable housing regulations, state and municipal compliance, and housing program workflows is essential.
- Familiarity with the Massachusetts or broader US affordable housing market and related municipal/state agencies is highly relevant.
- Hands‑on experience using affordable housing property management software such as Res Man, Real Page, MRI, App Folio, or Rent Manager.
- Proficiency in compliance reporting, waitlist management, and workflow automation within these platforms.
- Expect intermediate to expert user‑level proficiency with 3 years of experience supporting operational efficiency and regulatory compliance.
- At least 2‑5 years of supervisory or team leadership roles
- Demonstrate operational leadership and familiarity with affordable housing program management.
