Department: Project Management

Employment Type: Full Time

Location: Irvine, CA

Compensation: $155,000 - $210,000 / year

Description

W.E. O’Neil is looking for a Senior Project Manager in Irvine to lead large, complex commercial, mixed-use, and multifamily projects with values of $200M and above. You’ll own project delivery from preconstruction through closeout and lead the team that gets it done.

This is a leadership role. You’ll manage Project Managers, Assistant Project Managers, and Project Engineers, set the standard for how the team runs its jobs, and act as a trusted senior voice for the client. You’ll also be involved in pursuits, interviews, and the early planning that shapes a project before work starts.

This role reports to a Project Director, Project Executive, or Vice President of Operations, and works closely with clients, design teams, trade partners, field leadership, and company leadership.

Key Responsibilities
  • Lead delivery of large, complex projects from preconstruction through closeout, including planning, constructability, logistics, procurement, staffing, and scheduling
  • Own project financial performance, including forecasting, budgeting, billing, and cash flow
  • Lead administration of prime contracts, subcontracts, purchase orders, and change management
  • Identify, evaluate, and reduce risks to safety, quality, schedule, and cost, and help resolve claims or disputes before they grow
  • Lead, mentor, and develop Project Managers, Assistant Project Managers, and Project Engineers through coaching, delegation, and accountability
  • Build long-term relationships with owners, design partners, consultants, and subcontractors
  • Support pursuits, client interviews, and presentations to win new work
  • Partner with field leadership to set and maintain safety and quality expectations on every project
  • Use VDC/BIM to support constructability, coordination, and risk reduction
  • Oversee turnover, commissioning, and closeout so projects finish clean
  • Share lessons learned across the team and support company training, recruiting, and development efforts
Skills, Knowledge and Expertise
  • 8+ years of progressively responsible construction experience with a general contractor
  • Demonstrated success managing projects of $200M+ in commercial, mixed-use, or multifamily construction
  • Proven experience leading and developing project teams, including Project Managers, Assistant Project Managers, and Project Engineers
  • Expert understanding of construction contracts, project controls, scheduling, procurement, cost management, and risk management
  • Advanced ability to read and interpret construction documents, contracts, specifications, schedules, and financial reports
  • Strong knowledge of means and methods, constructability, and VDC/BIM processes
  • Strong business judgment and the ability to make sound decisions on complex projects
  • Clear communicator who builds trust with clients, teams, and company leadership
  • Proficiency with Microsoft Office and project management platforms such as Procore, CMiC, and/or Navisworks
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field, or an equivalent combination of education and experience
  • OSHA 30-Hour certification, or the ability to obtain it within company timelines
Benefits
  • Lead significant projects and a team of your own, with real ownership of the outcome
  • Work on large commercial, mixed-use, and multifamily projects with a company that is serious about doing them well
  • Help build the next generation of PMs and PEs, with support for mentoring, training, and growth
  • A seat at the table on pursuits and client strategy, not just delivery
  • 100% employee-owned (ESOP) company with a track record dating back to 1925, so your work has a direct stake in the outcome
  • Full benefits package: competitive pay, bonus program, medical/dental/vision insurance, PTO/sick leave, life insurance, 401(k) with match, and a student debt assistance program
