Estco NI Ltd is a well-established construction company specialising in bespoke new-build housing projects across Co Antrim. We work closely with private clients, architects, and trusted subcontractors to deliver high-quality homes with a strong focus on programme, quality, and communication.

As part of our next phase of growth, we are seeking a Project Manager / Senior Project Manager to strengthen our project delivery team.

The Role

This is a delivery-focused Project Manager role, with scope to suit either a strong Project Manager or a more experienced Senior Project Manager, depending on background and capability. The role reports directly to the Managing Director and plays a key part in the delivery of Estco’s new-build housing projects.

You will be responsible for the management and coordination of new-build housing projects from site start through to completion, working closely with site teams, subcontractors, consultants, and clients.

This role suits someone who enjoys responsibility, autonomy, and working within a growing business where systems and processes are continuing to evolve.

Key Responsibilities
  • Manage the delivery of one or more new-build housing projects concurrently, depending on size and complexity.
  • Develop, monitor, and update construction programmes.
  • Track progress against programme and proactively manage risk.
  • Chair and attend site and progress meetings.
Health, Safety & Quality
  • Support Estco, as Principal Contractor, in meeting obligations under CDM (NI) 2016.
  • Ensure safe systems of work are implemented on site.
  • Promote a strong health, safety, and quality culture.
Site & Subcontractor Coordination
  • Coordinate subcontractors and site teams to ensure efficient sequencing of works.
  • Maintain high standards of build quality, site organisation, and workmanship.
  • Resolve day-to-day site issues to maintain programme momentum.
  • Work closely with the Quantity Surveyor to support cost control, variations, and procurement sequencing.
  • Identify commercial or programme risks early and elevate where required.
  • Act as a key point of contact for clients during the construction phase.
  • Liaise with architects, engineers, building control, and warranty providers.
  • Support smooth handover and completion of projects.
About You
  • Proven experience as a Project Manager or Senior Project Manager within residential construction.
  • Strong understanding of new-build housing delivery in Northern Ireland.
  • Comfortable managing multiple subcontractors and site teams.
  • Organised, practical, and solutions focused.
  • Confident communicating with customers, consultants, and internal teams.
  • Comfortable working in a hands‑on, owner‑led business environment rather than a fully corporate structure.
