This role oversees a diverse portfolio of commercial and residential construction projects from concept through completion. The Project Manager is responsible for planning, budgeting, scheduling, subcontractor oversight, quality control, and client communication, ensuring all assigned projects are executed safely, efficiently, and in alignment with contract requirements and organizational standards.
Key Responsibilities:
- Manage day-to-day operations for multiple construction projects simultaneously.
- Develop project work plans, schedules, staffing plans, and logistics from pre-construction through turnover.
- Select, negotiate, and oversee subcontractors and suppliers.
- Conduct regular on-site visits to monitor progress, safety, and quality standards.
- Lead weekly project meetings and issue progress reports, meeting minutes, and updated schedules.
- Coordinate permitting, inspections, and regulatory requirements for both commercial and residential work.
- Identify risks, critical path items, and potential delays, proactively developing solutions.
Client & Stakeholder Communication
- Maintain strong, consistent communication with owners, architects, engineers, vendors, and internal teams.
- Manage client expectations and provide guidance on design, value engineering, and scheduling impacts.
- Cultivate long‑term relationships and reinforce a positive, service‑oriented reputation.
Budget & Contract Administration
- Prepare and manage project budgets, cost projections, and financial reports.
- Review, negotiate, and administer contracts, scopes of work, and change orders.
- Approve pay applications, track billing, and ensure accurate documentation.
- Meet financial targets and deliver projects within approved budget parameters.
Quality & Safety
- Ensure work meets or exceeds quality standards, building codes, and project specifications.
- Enforce safety policies and regulatory compliance, maintaining a zero‑incident mindset.
- Lead turnover and closeout, ensuring all punch items, O&M documentation, and warranty deliverables are complete.
Qualifications
- 5+ years of experience managing both commercial and residential construction projects.
- Strong knowledge of construction methods, building codes, materials, scheduling, and contract administration.
- Ability to read and interpret plans, specifications, and technical documents.
- Proven leadership, negotiation, and problem‑solving skills.
- Excellent communication skills, both written and verbal.
- Proficiency in construction management software (e.g., Procore, Bluebeam, MS Project) and Microsoft Office Suite.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred.
- Valid driver’s license and ability to travel to job sites regularly.
Physical Requirements
- Ability to work on active construction sites and in office environments.
- Ability to lift up to 20 lbs. and work 8–10 hours per day.
- Regular on‑site presence required.
