About the Role

A Project Manager develops, coordinates, implements, and manages all facets necessary to construct the project on time, within budget, and to the quality specified. The PM provides leadership and serves as the liaison between all project team members to promote the interest of both the business and clients.

Responsibilities

  • Upon receipt of new contract bid files, the Project Manager shall become the responsible person for the financial, quality, and schedule success of the project.
  • Research job contract and specifications and prepare job start up submittals for each new commercial project. This shall include samples, shop drawings, product data, testing, work plans (or a project execution plan) and other required submittals.
  • Must maintain complete knowledge of all contract requirements and scope of work.
  • Identify and quantify all square foot, linear foot, or each quantity for stone or support system. Compare to estimated quantity.
  • Develop mitigation plan as necessary and review with EVP.
  • Negotiate, award, and issue purchase agreements or subcontracts for all suppliers and subcontractors on approved contract templates.
  • Ensure that all purchase agreements and subcontracts at a minimum meet or reduce all estimated values for cost, meet or exceed customer’s contracted range, finish, and quality, and material acceptance to deliver project on schedule.
  • Identify any off-site storage requirements and coordinate with yard foreman.
  • Schedule all quality control factory visits to suppliers to ensure Owner acceptance of the material, coordinate mock-ups, slab displays, and all dry sets of finished goods.
  • Record and document in trip reports and meeting minutes all agreements made on range, finish and schedule. Provide pictures as required to document the agreements made.
  • Distribute notes to client and supplier to ensure alignment on all material requirements.
  • Schedule and coordinate all freight, customs clearance, and delivery of the materials.
  • Maintain accurate log of material delivery and invoices (for all critical suppliers), and coordinate customs broker for special conditions of insurance, duty exemption, and tax exemption.
  • Award all drafting and engineering services to capable firms, able to perform the requirements of the project.
  • Ensure compliance with Professional Liability requirements for the project in coordination with Risk Manager to insure no lapse in insurance coverage.
  • Actively manage all drafting and anchor design, coordinate and consult with the field staff for proper anchor design.
  • Lead constructability review in meetings with EVP and President.
  • Using existing company templates, log and maintain all project logs, such as change order logs, invoice logs, submittals logs, and project schedule log.
  • Continuously update project delivery and installation schedule and ensure overall company installation schedule accurately depicts the timing of the installation for each project.
  • Be proficient in Critical Path Management and interpretation of complex schedules.
  • Prepare all change order pricing, consulting with EVP, President, and Accounting Manager for accurate labor rates, and productivities, to ensure each change is priced and submitted timely.
  • Track status of all change orders, and negotiate settlements, and the full execution of all formal change orders.
  • As the project progresses, and upon the issue and acceptance of formal change orders, update the project sales estimate to reflect the current opinion of cost to date, cost to complete for each project.
  • Submit updated estimates and AIA-formatted Schedule of Values as required once per month or as required to the Accounting Manager.
  • Prepare draft documents of the monthly pay applications and coordinate pre-approval of such with the client prior to submitting to the Accounting Manager for billing, and in sufficient time to meet client deadlines.
  • Actively pursue prompt payment from the client and strive to reduce retention by half when reaching 50% completion milestone, with the goal always of making the cash flow positive for all jobs.
  • As project is completed, issue Rugo warranty to meet contract documents with the execution of a Rugo Stone Officer.
  • Actively coordinate the completion of the punch list with General Superintendent.
  • Maintain RFI logs and manage positive solutions to meet the contract requirements.
